Selling or buying property in Texas? 🏡 There is an update you need to know about!
Starting this past July, Texas has new rules for water disclosures. If you are selling a property using a TREC contract, you now have to fill out a water disclosure form if applicable.
This isn't just for ranches or land sales either, it applies to residential properties too!
Sellers have to disclose things like:
• Active, capped, or abandoned water wells
• Surface water permits
• Ponds, lakes, or water tanks on the property
Bottom line: If these apply to your property and you don't disclose them, the buyer can walk away and terminate the contract.😲
