Did you know we help with New Home purchases as well? Last Friday, Courtney assisted a move-up client with the Home Buying Process. As you can imagine the clients are very excited to move from a townhome to a single family home.

What you may not know is Courtney & Patty both worked New Homes for many, many years. They are awesome advocates that know:

Just a quick update for those of you who live in the Potomac Shores neighborhoods. The developer has responded to residents requests for swings! They are order along with additional park benches. Potomac Shores continues to grow..in its 12th year of existence. If you ever have any questions about community, simply message us. Happy to help.

Another home Just Sold. This one was in the Lake Ridge Virginia area, near Rt 123. This home was Vacant and Move-in Ready.

Courtney had recommended a list price of $500,000 based on the current market conditions. However, the owner decided to list at $515,000 on 4/13/26. Traffic was slower than the owners expected, so on 4/25 they decided to lower the price to an "At Market Price of $500,000."

That's when the magic happened. Just three days later, a buyer made and offer and after some negotiations buyer and seller came to an agreement. The home went under contract on 4/28/26.

Yesterday the home CLOSED exactly thirty days later.

As REALTORS we can only coach and guide you on the what the market stats are showing us. In this case, Courtney Kuykendall- Samson Properties was quite confident in her recommendation. Turns out she was right. Realtors control marketing, interpretaion of market conditions and negotiations once you get an offer.

Sellers control Price, Terms and Condition. This home was in great shape. The home was move-in ready with two desingated parking spaces. Once the price was adjusted the buying public took notice and someone is moving into that home today. Congratulations to all.
