When I took over, I did a deep market analysis, adjusted the price to reflect actual market value, and launched my targeted marketing plan.

Think you can just pad the price to create room to negotiate? Let’s look at the actual market data. 📉
Sellers often assume a higher list price gives them a cushion. But the reality is, your is not a negotiating strategy. It Is a First Impression.
Overpricing trains buyers to wait, not negotiate. Here is what happens in today’s market when a home is priced incorrectly:
💰 Buyers discount you first: Homes are now selling an average of 1.8% below their *original* price—the largest gap since 2022. That discount happens before you even sit at the table.
🗓️ Stale listings cost you leverage: In 2025, homes sat for an average of 63 days, and delistings were up 50% year-over-year. Buyer skepticism grows for every week you sit on the market.
📉 A price reduction is a white flag: Once you cut your price, buyers shift from asking "what is this home worth?" to "how much further will they go?"
🏦 Appraisals settle it anyway: Even if you find an eager buyer, the bank's appraisal won't match your ambitions. It will match sold comps.
Conclusion: The first 7 days are your most valuable asset. Correct pricing generates traffic. Wishful pricing only leads to a longer process and a final sale number that is often lower than a correct day-one price would have produced.

Here is the reality of the Boston/ Metrowest Region housing market right now:
📊 **Spring Peaks, Fall Shrinks:** We are currently at the absolute top of the listing cycle. New listings are up nearly 10% year-over-year. Sellers are motivated, timeline-driven, and ready to negotiate **now**.
🍂 What Fall Actually Looks Like: Once summer ends, inventory contracts sharply. The homes left sitting on the market in October are often the ones buyers passed on in May and June—usually because they are overpriced, overlooked, or hiding unaddressed issues.
