Are you a first-time home buyer? You are in good company! First-time buyers surged to 35% of all purchases in May—the highest share since June 2020! 📈 More modest inventory is opening new doors for fresh faces in the market.
Key Housing Market Trends to Know:
✅ First-Time Buyers Win: 35% of all buyers are first-timers, up from 30% last year.
✅ Home Competition is Changing: While 25% of homes still sold above list price, listed homes now receive an average of 2.3 offers, down from last year.
✅ Contingencies on the Move: More buyers are using safeguards! 17% waived the inspection contingency (down from 25% last year), but 24% waived appraisal (up from last month).
✅ All-Cash Sales: 25% of all sales were all-cash, unchanged from April.
✅ Virtual Home Buying is Flat: 6% of buyers purchased without a physical walkthrough.

Massachusetts Real Estate Market Update: Norfolk County Data & Podcast Debrief 🎙️🏡
The raw numbers are in, and the story is about high value and stable payments. We saw a Q4 2025 Median Home Value of $754,292 in Norfolk County, MA.
When we look at affordability, the typical monthly mortgage payment is now $4,171. The comparison to a year ago ($4,166) is the critical takeaway: a difference of just +$5. This means despite any noise you might be hearing, monthly payments are remarkably stable compared to last year. Stability like this in a high-value county creates opportunity for well-positioned buyers.
