We’re seeing renovated homes everywhere right now and while some are done beautifully, others not so much. This particular home was purchased at $45k in 2023. Is the finished product worth an $85k profit???
Everyone knows about the infamous “Landlord Special.” This is when an investor focuses on cosmetic upgrades instead of real improvements to save time and money. The landlord special might look great in photos, but underneath, the quality doesn’t always match the price tag.
Some common red flags:
• Paint overspray on outlets, trim, or hardware
• Cheap materials that already show wear
• Doors, cabinets, or floors that feel off or uneven
• Signs of water damage covered instead of repaired
• Electrical or plumbing that hasn’t actually been updated
The issue? These homes are often listed at premium prices, banking on appearance rather than true value.
If you’re buying, slow down and look deeper. Open everything, test everything, and don’t be afraid to ask questions about what was actually replaced vs. just covered up. A well-done renovation should give you confidence, not concerns.
A polished look is nice, but quality is what you’re really paying for.
