A lot of people are asking what the Denver housing market is actually doing as we head into 2026.

The reality is less dramatic than the headlines. 2025 didn’t crash. It didn’t boom. It normalized.

Prices stayed mostly flat, inventory ticked up, and buyers gained more choice without suddenly having the upper hand.

RealGroup put together a clear, data-driven look at what this means for buyers, sellers, and relocations going into 2026.

First closing of 2026

Kicking off the year with another international relocation, this time from central Australia back to the US. They chose Denver and specifically wanted to be in the Park Hill area.

After spending less than two months in one of our flexible rentals, we found a great Tudor that felt like the right fit. With the ability to only pay rent for the days they need it, they will stay in the rental a bit longer while waiting for their pods to arrive and doing some light painting before moving in.

A smooth transition and a great way to start the year.

Countdown to 2026 ....... #1

A meaningful way to close out 2025.

This young family had lived in Denver years ago and returned after spending time in Virginia. Wanting flexibility as they reconnected with the area, they started out in one of our flexible rentals and took the time to find the right long term fit.

That approach led them to a fantastic ranch home in a great Littleton neighborhood, aligned with their elementary school of choice and how they wanted to live day to day.

Grateful for the trust and a great way to step into 2026.

Countdown to 2026 #2

This was a meaningful one for me personally. I helped my brother in law sell his office bungalow in Old Town Arvada, a property I had also assisted him in purchasing years ago.

Being part of the full timeline made this transaction especially rewarding.

Always thankful for the trust that comes with family and long standing relationships.

Countdown to 2026 - #3

This young family relocated back to Colorado after spending several years living in Sydney, Australia. Since it had been some time since they lived here, they chose to start out in one of our flexible rentals to really reacclimate and take their time.

That approach paid off. After getting settled and narrowing neighborhoods, they found the right fit in Highlands Ranch, where they could put down roots again.

Relocations like this are a reminder that the right pace matters just as much as the destination.

Countdown to 2026 - #4

This buyer relocated from Texas and was focused on the Evergreen and Conifer mountain areas to be closer to their daughter's family. I first connected with them through Redfin, and we spent time touring a variety of homes within roughly twenty miles of downtown Evergreen.

Mountain homes and neighborhoods can be very different from one another, so taking the time to understand access, location, and daily convenience was key. We found a great ranch on just over an acre that offered both privacy and easy access to groceries and family.

Always glad to help clients navigate these unique mountain communities.

Countdown to 2026 — #7

This young family relocated to Denver from Texas and took a thoughtful approach to their search — starting in areas like Highlands Ranch, Centennial, and Littleton before narrowing in on the right fit.

They found a great home with a large yard in a neighborhood that made the move even more special — it’s where the buyer’s father grew up.

Another smooth relocation, made easier by starting out in one of our flexible rentals. Always grateful for happy clients and meaningful connections.

Countdown to 2026 — #8

A long-time repeat client and family member was ready to downsize now that both kids are in college. After living in Arvada for about 25 years across a couple of homes, they decided a new build ranch was the right move.

We found a great option in Trailstone, a newer Arvada neighborhood that checked all the boxes.

While many buyers go directly to builders, there’s real value in having representation throughout the new-build process — and I’m grateful to help guide clients through it.

Countdown to 2026 — #9

This family relocated from Texas and used a mix of strategies to make the move confidently — flying in for showings, working with a brother who was already local, and relying on detailed FaceTime tours to really understand homes and neighborhoods before narrowing things down.

I previewed homes they loved online and helped connect all the pieces so they could make informed decisions from a distance.

Relocation is rarely simple, but with the right plan, it can be smooth and successful.

Countdown to 2026 — #10

This purchase took time — and it was absolutely worth it.

My buyer was retired, very active, and relied on walkability and public transportation, so location mattered just as much as the home itself. After months of searching, we found a great little Baker duplex that fit both lifestyle and long-term needs.

Grateful for patient clients and outcomes that truly match how people live day to day.

Countdown to 2026 — #11

This one was especially meaningful, a young family referred by the husband’s sister, who I helped relocate to Denver the year before.

We were able to find them a nearly new ranch in a great neighborhood, offering privacy, a comfortable main floor layout, and a large basement that supported their work-from-home needs without compromise.

Always grateful for referrals and the opportunity to help families make smart, long-term moves.

Countdown to 2026 — #12

This buyer was renting in Willow Creek and explored the option of buying the home they were in. After reviewing nearby opportunities, we were able to secure a better overall value just steps away, keeping the move simple while improving the long-term outcome.

Knowledge of the neighborhood really matters — grateful to help make smart, low-stress moves like this : )
