Freezing temperatures are expected this weekend. Here are some valuable tips to help you prevent frozen water lines:

1. Irrigation: Turn off and winterize if you haven’t already.
2. Hose Bibs: Disconnect and remove all hoses.
3. Cabinet Circulation: Open cabinet doors to allow more heat to get to un-insulated pipes under a sink or near an outer wall.
4. Faucet Trickle: Turn on faucets slightly so that water barely trickles out. This helps maintain water movement through the lines, preventing freezing.
5. Insulate Pipes: Wrap exposed pipes with towels or foam insulation to reduce risk of freezing. If Pipes Freeze, make sure you know how to shut off the water, in case pipes burst. Never try to thaw a pipe with an open flame or torch. Use a hair dryer instead. Always be careful of the potential for electric shock in and around standing water.
6. Thermostat: Maintain a consistent thermostat. Keep the temperature consistent during the day and night to prevent pipes from freezing. No lower than 65 degrees is recommended.
7. Garage Doors: Keep garage doors down as much as possible when not in use.

Taking these precautionary measures will help prevent frozen pipes during this frigid weather.

Went house hunting with a client last week. It was fun to see her excited about potential in her new chapter of life in a ranch style home. It was also fun to help her envision what different layouts and space could mean, and how she could use the different rooms and garages, etc…

We saw 5 houses, but the excitement got the best of me and I only got three pics.
