One of the little joys in my work is seeing the delight on my client's face when they see THEIR property.

It's the same face a child has when they walk into a Christmas store for the first time! The awe! The wonder! Just trying to absorb the moment and realize the property they envision DOES exist, it's available, and they have now seen it! Yes, it's up there with Christmas!

Now, what I enjoy even more is that this experience is not unique with only certain types of properties.

I've seen that face of delight in retail boutiques, interior design offices, nonprofit offices, land for development, and even flex and heavy industrial options.

If people and properties resonant, that must be what it looks like!

Did you know that tenants can negotiate their lease renewal?

Every lease has an expiration date.

A pending expiration date gives the business owner the opportunity to negotiate better-than-market terms for their new lease period.

Many times, the lease renewal can include additional Tenant Improvement funds from the landlord to update their site and/ or upgrade the technology in their suite.

How does a business owner leverage that lease renewal opportunity?

Call me 9-12 months in advance of the lease expiration to learn about the options.

Time is the Tenant's leverage.

In lease negotiations, when a business owner has time before their current lease expires, they have negotiating leverage. (9-12 months in advance)

When they wait until the last minute (even 90 days is NOT enough), they have to take what's available on the market at that time, for the asking rate (aka "retail" rate).

Call your Commercial Real Estate Advisor 9-12 months before your lease expires to explore your options and maximize your negotiating leverage!

I shared the following in a local community group, and then decided I wanted to share it here, as well...

As a commercial real estate agent, I specialize in Tenant Representation. In other words, representing small and medium size businesses in their lease negotiations.

The name on the sign in front of every commercial building represents the landlord. These contacts are NOT neutral, no matter how "nice" they are. They work for the landlord, period.

If a business owner has no representation, the landlord has the upper hand in the negotiations.

I was a business owner with a brick and mortar building/ lease for seven years. I understand the tenant's point of view, and I'm very passionate to negotiate the best terms the market will allow.
