It is with a heavy heart that I share the passing of franchise owner, Stephen Edwards. He was loved and will be missed by all who knew him.

Stephen was born on August 17, 1981, in McKinney, Texas. He and his parents, Stephen R. Edwards and Tracy L. (Euler) Edwards, resided in The Colony, where he graduated from The Colony High School with the Class of 1998.

Had a great time attending the Selah Creek event supporting moms and babies—an awesome cause and even better people. Always good to step away from inspections for a bit and be part of something that truly makes an impact in the community.

Roof valley turned into a leaf collection system… 🍂🏠

Leaves and branches were observed piled up in the roof valley—right where water is supposed to flow off efficiently. Instead, that debris traps moisture, slows drainage, and can lead to premature roof deterioration or leaks.

Valleys are one of the most vulnerable areas of a roof, and when they’re clogged, water has nowhere to go but under the roofing materials. Not a good situation.

Regular cleaning and maintenance go a long way in protecting the roof and extending its life.

Out of sight shouldn’t mean out of mind—especially on the roof.

Dryer vent cover said “I’m done working today…” 😅🔥

This exterior vent is so packed with lint that the flap can’t even close. That means restricted airflow, longer dry times, and a serious fire hazard just building up every cycle.

Lint is highly combustible, and when it can’t properly exhaust, it can overheat the dryer and duct—exactly how a lot of house fires start.

This needs to be cleaned out and maintained regularly to keep things operating safely and efficiently.

A little lint = normal.
A packed vent = problem.

That “safety valve” did exactly what it’s supposed to… and then didn’t. 👀💧

The TPRV (temperature & pressure relief valve) was tested and discharged as expected—but it did not fully reseat, resulting in continuous leaking.

This valve is a critical safety device designed to relieve excess pressure and prevent the water heater from becoming dangerous. If it doesn’t close properly, it can lead to ongoing water loss, increased utility bills, and potential damage to the surrounding area.

Once a TPRV fails to reseat, replacement is typically recommended—not repair.

Don’t ignore a dripping “safety” component… it’s telling you something.

Ah yes… the classic “open ground.” 😅⚡

That outlet might look normal, but it’s missing a proper ground connection—meaning it has no safe path for stray electrical current. In the event of a fault, that electricity has nowhere to go… except through whatever (or whoever) it finds. Not ideal.

An open ground can reduce the effectiveness of surge protection, increase shock risk, and may point to outdated or improper wiring.

It’s one of the most common issues found in older homes—and one that shouldn’t be ignored.

Recommend evaluation and correction by a qualified electrician to restore proper grounding and safety.

Nothing says “hidden hazard” like an open junction box buried in attic insulation… 😳⚡

This junction box was left uncovered and filled with insulation, leaving electrical connections exposed. That’s a problem. Loose or unprotected wiring can overheat, arc, or become damaged—especially when surrounded by combustible insulation.

Junction boxes are required to have covers and remain accessible for a reason—safety and proper maintenance.

This setup should be corrected by installing a proper cover and ensuring the box is accessible and clear of insulation.

Out of sight doesn’t mean out of risk.
