Problem: First time homebuyer who was VERY payment conscious.

Solution: With my knowledge of the local market, new construction communities, builder incentives, lender incentives and loan products, I guided my client to a new construction community with a sub 5% interest rate, no down payment and down payment assistance for being a community helper. And the final payment was $70 less then the ideal payment.

Solution: With my marketing efforts I determined that the potential and most likely buyer for this home was an out of state client. Marketing was then tailored to out of state buyers and agents that represented out of state buyers. Positive results ensued.

Problem: Life throws your curveball. Sometimes that means plans for your life changes. When that happens, discretion is needed, communication is extremely important and the results are vitally important so that everyone can move forward. This home needed to sell.

Solution: Despite not being any recent comparables, despite a really low appraisal and a number of other hurdles, this property has now sold. Century 21 agents on both sides of the deal made it happen.
