The South Charlotte market is giving buyers something they have not had much of in recent years: more choices and a little more breathing room.

In SouthPark, active listings are up nearly 18% compared with last year, and homes are spending a median of 53 days on the market. The median listing price is currently about $625,000.

The numbers also vary quite a bit depending on where you are in South Charlotte. In the 28277 area, the median asking price is about $592,500, while 28226 is around $645,000 and 28270 is closer to $785,000.

For buyers, that means there may be more opportunity to take your time, compare homes, and negotiate than there was during the extremely competitive markets of a few years ago.

For sellers, buyers are still out there, but pricing and presentation matter. Across Mecklenburg County, homes were still receiving about 97% of their original asking price in the latest Canopy MLS data, even as inventory increased and homes took longer to sell.

South Charlotte remains a collection of very different neighborhoods and price points, so the numbers that matter most are the ones closest to your home.
