The Home You Lose Is Usually Not the One You Bid Too Low On.

It’s the one you waited too long to see.

In this market, hesitation is a strategy. It’s just not a good one.

Here is what most buyers do not realize about timing:

1. The first two days matter more than any other window
The strongest offers almost always come in within 48 to 72 hours of listing. After that, seller confidence grows and negotiating leverage shifts.
2. “I want to sleep on it” is not caution. It is a decision.
By the time you decide you want it, someone else already wrote the offer. Waiting feels careful. It usually just means starting over.
3. Pre-approval is not preparation. It is the floor.
Knowing your budget, your must-haves, and your true deal-breakers before you tour anything is what makes fast decisions confident ones instead of rushed ones.
4. The right home does not wait for a convenient weekend
Serious buyers build flexibility into the process. Agents who know your criteria can move quickly when the right property hits.
5. Speed without strategy is just as costly
Moving fast on the wrong home is not a win. The goal is to be ready so that when the right one appears, you are not scrambling.

Parents need to know: excessive cow’s milk consumption (more than 8 oz per day) can interfere with iron absorption and contribute to severe 🩸 iron deficiency anemia in toddlers. Even if your pediatrician tells you 18-24 oz is ok it is NOT! This is REAL and can become life-threatening. 🚨

This week, our family learned one of the scariest lessons imaginable. My niece’s baby girl, only 1 year old and 15 pounds, almost lost her life due to severe iron deficiency anemia. Her hemoglobin levels were around 3–4 when normal is generally closer to 11–13. She ended up needing iron treatment, extensive testing, and a blood transfusion. 🩸🙏

A 1-year-old should NEVER be this sick and be told it’s “just allergies.” 💔

The warning signs were there:
• Swollen eyes every morning
• Extreme fatigue
• Pale appearance
• Not wanting to walk or play
• Weakness and low energy

When they first went to the ER, they were told it was allergies and sent home with Benadryl. No bloodwork. No further testing. But her mother KNEW something was seriously wrong. After days of watching her baby continue to suffer, she trusted her instincts and went to another hospital.

That hospital immediately did bloodwork, saw how critical things were, and transferred her to St. Joseph’s Children’s Hospital in Tampa where hematology specialists finally got answers and started life-saving treatment. ❤️

Parents know their children. Listen to your instincts. Push for answers. Ask for bloodwork. Get another opinion if something does not feel right. It may save their life. 🙏❤️
