🏠Buying a New Build Home? Don't Skip the Inspection! 🔍

📈This year has been a great year for new construction inspections in Brazoria County. Barrie Inspections has inspected 23 already this year so far!

Here's what you need to know!

1- All home builders use sub-contractors to build these homes. Sub-contractors sometimes skip required items or take shortcuts. Builders are not licensed contractors, and most times not licensed tradesmen. They are also not on-site all the time to monitor progress of the build.

2- Phased inspections are not performed by builders as they go up so you're buying their potential mistakes from early construction.

3- Some builders don't want third party inspectors to come in an find issues. Read your contracts well, as this is a major red flag!🚩

4- Buyers are often impressed by the look of a new home's beauty, and miss defects! We call this having "love goggles on". 😄 Many of my clients are surprised by what issues get found in new builds!

Always get a home inspection 🏡 when buying a house. There's hundreds or even thousands of dollars on the table to negotiate with repairs.

Did you know that most buyers fail to see major issues during their tour of a home? A lot of my clients are amazed at what they DIDN'T see during their showing. There's reason for that:

1- You're there for get short amount of time and most people don't want to take a long time to inconvenience the seller
2- A lot of times buyers are looking at room size, layouts, functional spaces, furniture placement, etc
3- Buyers are also looking at paint and finish, appliances, and considering updates needed.

Such a common thing to find... Screws instead of nails!

Many people believe screws are superior because they pull things together nice and tight. This is true for certain occasions, but not for applications where lateral forces are present. Last thing you need is for screws to snap and cause failure of an attic ladder while you're walking up or down. Throw some nails in there if you only have screws holding your ladder in place. 😀👍
