This is the area I keep telling relocating families about...

Southwest Cape Coral, Florida... The Pelican neighborhood. 33914.

And if you’re sitting in a home that paying $10,000+ a year in property taxes on a 2,400 square foot home...

Or you’re in New York, Ohio, Canada, anywhere cold and expensive...

Here’s what your money actually gets you in 33914 right now...

In the mid $500s to low $700s you’re looking at...

✅ Newer construction pool homes with fenced yards. 4-5 bedrooms. 3 bathrooms. 3,000+ square feet. Laundry room. Open floor plan. The kind of home where your kids are outside after school and you’re not worried about it

✅ Family oriented community. I’ve lived in Cape Coral for 20 years and this is the part of the city where neighbors actually know each other. Kids ride bikes. People wave. It feels like the neighborhood you always pictured raising your family in

✅ Top schools nearby. Families are choosing 33914 specifically because of the schools in this corridor. Always verify boundaries directly with Lee County — but this zip code consistently comes up in those conversations

✅ 30 minutes to the beach. Fort Myers Beach. Sanibel. Captiva. Not a vacation. Just a Saturday morning with your kids

✅ Date nights actually worth having. The restaurant scene along Cape Coral Parkway and nearby Fort Myers means you’re never driving an hour for a good meal

And here’s what really gets me...

Families from Illinois, New York, Canada are selling homes they’ve outgrown in places they’ve fallen out of love with...

And landing in 33914 in more house than they ever thought possible

For less than they’re paying now!

If you’re just starting your search into relocating to SW Florida and you’re not sure where to begin...

Cape Coral? Fort Myers? Naples? Estero?

I got you!

This is where I’d start…

Before school rankings or test scores
House size
Or how close to the beach

When schools mattered most for our family, we focused culture, communication, and values

As a Christian dad, I had concerns about putting my kids in the wrong school environment

Not from headlines or social media, but from wanting to protect what my kids are learning, how they’re treated, and who’s influencing them every day

So we didn’t rush it

We toured schools, asked important questions
And paid attention to leadership, communication, and culture

Here’s what our actual experience has been in Southwest Florida schools 👇🏽

👉 When issues come up, leadership acts fast
And they communicate openly with parents.

Last year my oldest daughter was verbally threatened by a student

We got a call personally from the principal that swift action and consequences were given to the student and their parents were notified

👉 Teachers ask permission and keep parents informed
Books, movies, lessons. We’re looped in and respected as parents so our kids don’t participate in things we may not be comfortable with

👉 Bullying is not tolerated
There’s a real emphasis on character, kindness, and accountability. One day I made a mean joke about someone and my middle daughter said “Daddy, (our principal) says we should respect everyone, even if they’re different than us”

👉 Parents are encouraged to be present
Programs like Watch D.O.G.S., volunteering, and classroom involvement are normal here

I have lunch with my kids multiple times a month
I chaperone field trips
And know their teachers by name

Southwest Florida schools aren’t perfect but what we found here is beyond what we expected

Transparency, partnership, and genuine care for kids as people

That experience is why I created a resource for families who are trying to make this decision before they move

If you’re relocating and asking yourself,

“Will my kids be safe, supported, and okay here?”

You shouldnt have to guess

Don’t miss any odd these steps..

✅ Get clear on what you actually want

Not just the number of bedrooms. Do you want walkable communities? A-rated schools? Are you cool with a home that will require food insurance?

✅ Find the right neighborhoods

Not every zip code in Cape Coral, Fort Myers, or Naples is the same. Some feel like an old-fashioned, block party. Others feel like you and your kids are are disturbing the peace and quiet

✅ Visit before spring if you can

Online listings can only tell you so much. There’s no substitute for having boots on the ground and feeling the difference between South Fort Myers and South Cape Coral

✅ Build your timeline backward from school starting

If you want to move before school starts, now is the time to plan.

School starts in August
We want to be settled in by the beginning of July
So we need to have keys in hand by June
Takes 30 days from contract to close so we need to have an accepted offer no later than May,
And so on

✅ Talk to a lender

You don’t need all the answers. You just need a clean picture of your purchasing power so we don’t fall in love with a $750,000 house with a $650,000 budget

If you want to stop guessing and get clarity on which Southwest Florida areas fit your family best…
