Some news: as of August 5, I have officially moved my real estate license to American Dream Team Realty. Same phone number. Same email. Same person picking up. What is different is what is behind me now. Out-of-State Playbook, Ep 36: Caldwell prices grew 5.9% year over year while sitting at the bottom of the metro's price ladder (Redfin). That combination has a history in this valley.

1. The pattern: growth started in Meridian, spilled into Nampa, and is now spilling one exit further west. Nampa already ran this exact script.
2. The demand tell: days on market compressed from about 82 to roughly 59 in a year, with well-priced listings pending in around 11 days (Zillow).
3. Buying ahead of infrastructure is how you buy into growth instead of paying for it after it's priced in. Past pattern, not a promise.
4. Before acting, check the unsexy stuff: school-district boundaries shift as Canyon County builds, HOA structures vary widely by subdivision, and north-side new construction is your future resale competition.
5. Then decide what you're actually optimizing: Ada County liquidity or Canyon County entry price. They're different strategies.

Trade-off: resale demand at this price point is more rate-sensitive, and Canyon County carries a different buyer perception than Ada. Both are manageable with the right buy.

Out-of-State Playbook, Ep 35: the purchase price is half the story. Carrying cost is where Idaho quietly wins, and where coastal buyers consistently over-budget.

1. Idaho's effective property tax averages around 0.5%, among the lowest in the country. On a $410K Caldwell home, that's roughly $2,000 a year.
2. Primary residences get a homestead exemption: 50% of assessed value, up to $125K, off the taxable number.
3. There is no state real estate transfer tax. Zero, on either side of the deal.
4. Income tax is a flat 5.3%. California movers leave brackets that run to 13.3%; Oregon movers leave up to 9.9%.
5. Stack those against your current carrying cost and the monthly gap often covers the rate difference people worry about.

Trade-off: Oregon movers pick up a 6% sales tax they've never paid, and Idaho's 3% cap limits district budgets, not your individual bill. Model your actual address, not the average.

Out-of-State Playbook, Ep 34: Washington, not California, is now Idaho's #1 feeder state (Waypoint). And most Washington budgets are landing one county west of where you'd guess.

1. Ada County's median sale price hit $540,945 in March. Caldwell's median: about $408K. Same metro, roughly $133K apart.
2. Washington movers don't get an income-tax windfall (WA already has none). For them the math runs on housing and carrying cost, and that math points to Canyon County.
3. Selling in Washington means paying R**T on the way out. Idaho has no real estate transfer tax on the way in.
4. Idaho's effective property tax runs near 0.5%. On a $410K Caldwell home, that's a fraction of a comparable King County bill.
5. Demand is already reading it: Caldwell homes now sell in roughly 59 days, down from about 82 a year earlier.

Trade-off: unless the job moves with you, you're trading Puget Sound wages for Idaho wages. Remote income is what makes this math work.

Out-of-State Playbook, Ep 33: investors keep asking where the Treasure Valley still pencils. The honest answer is one county over from where most of them are looking.

1. Caldwell homes are selling in roughly 59 days, down from about 82 a year earlier, and Zillow shows well-priced listings going pending in around 11 days.
2. When days on market compress that fast at the value end of a metro, demand is telling you something.
3. Lower entry prices mean lower capital per door, and Canyon County's rent-to-price ratios pencil better than almost anything in Ada County right now.
4. The College of Idaho sits in the middle of town and adds a steady rental base to the local economy.
5. The pattern is visible: growth started in Meridian, spilled into Nampa, and is now spilling one exit further west.

Trade-off: Caldwell's resale pool is smaller and slower than Meridian's. You're trading liquidity for yield, and that only works if yield is what your strategy actually needs. Run real comps before you model anything.

Out-of-State Playbook, Ep 32: brand-new homes at entry-level pricing is the rarest combination in this metro. Caldwell has it.

1. Builders follow affordability, and they've followed it west. CBH, Idaho's largest builder, is active across Caldwell with communities like Wagers Acres and Valencia Village. Hayden Homes and other regional builders are building here too.
2. The median new-build price in Caldwell is running around $420K. New construction at that number barely exists in Meridian.
3. When builders carry standing inventory, they negotiate in ways resale sellers can't: closing costs, rate buydowns, upgrade credits. CBH is currently offering up to $15K in extras through year-end.
4. The builder's on-site agent works for the builder. Bringing your own representation costs you nothing.
5. Watch the quiet budget-growers: upgrade packages, lot premiums, and HOA structures that vary widely by subdivision.

Trade-off: much of the new affordable inventory concentrates along the Highway 20/26 corridor on the north side, so tour several subdivisions before committing to one.

Idaho just made short-term rentals easier to own. Most out-of-state investors have not noticed.

As of July 1, HB 583 preempts most local short-term-rental rules statewide. What that means:
- Fewer local restrictions to underwrite around on a Boise or Nampa STR
- A cleaner path to run the numbers before you buy
- The STR and appreciation math still works across Boise, Meridian, Kuna, Eagle, and Nampa
- One caution: HB 583 does not touch HOA rules or financing, so verify both
