Want to be in before the holidays? October is the month that decides it.

People underestimate how much calendar sits between "we found it" and "we have keys." Pre-approval, searching, an accepted offer, inspection and any repair negotiation, appraisal, insurance binding — which on this Coast means wind and flood, not just a homeowners policy — then underwriting and clear-to-close. Each step is reasonable. Stacked end to end, they are most of a season.

Start it in October and you are unpacking in December. Start it in December and you are moving in the spring.

The first step is not finding a house. It is a pre-approval and an honest conversation about what you want the move to look like.

Myth: "Nothing good comes on the market this time of year."

What actually happens in the fall on the Coast is different, not worse.

Fewer homes come on — true. But the ones that do usually belong to someone with a real reason to move: a job start date, a closing on the other end, a family change, a plan to be settled before the holidays. Motivated on both sides of the table.

And the people you are competing with have mostly gone quiet. Summer buyers burn out. The ones still looking in October tend to be the ones who get the house.

Less inventory with less competition is a very different market than less inventory with more competition. Fall is usually the first.

Renewal season. Read the policy before you auto-pay it.

On this Coast most homeowners are carrying more than one policy — the homeowners policy, often a separate wind/hail or windstorm policy, and flood if you are in a zone that calls for it. They renew on different dates, they change at different times, and a lot of people only find out something shifted when the escrow payment moves.

Worth checking this month: your deductible structure (especially the named-storm or hurricane deductible, which is often a percentage, not a flat number), your coverage limits versus what it would actually cost to rebuild today, and whether anything about your flood zone or elevation documentation has been updated.

We are not insurance agents and we do not quote coverage. Confirm every figure and every policy question with a licensed insurance agent — but go have the conversation now, not in June.

If you are shopping for a home here, this is also the homework to do before you write an offer, not after.

The first cool morning on the Coast is the one that gets people.
All summer you are negotiating with the heat. Then one morning in October you walk outside with coffee and the air has changed, the beach is empty, and the whole place feels like it is yours.
This is the part visitors never see, because nobody books a Gulf Coast trip in October. The people who live here plan their whole year around it.
If you have been circling the idea of moving here, this is the month to come look. Everything shows better.

Saturday on the Coast — here is what is open to look at.

We keep the featured list current so you are not clicking through homes that went under contract two weeks ago. If one of them is close to what you are after, say the word and we will get you in this weekend.

And if nothing here fits, tell us what does. Half of what we show clients never makes it to a featured post.

October is the close-out window on the Coast.

Whatever you wanted to have done by the end of this year — bought, sold, moved, finally found out what the house is worth — October is the month it either gets started or gets pushed to next spring. The calendar between a signed contract and a set of keys is longer than most people expect, and it only gets tighter from here.

The good news: fall buyers on the Coast are serious, fall sellers have less competition, and the weather is finally on your side for showings.

Buying? Start with a plan and a pre-approval.
Selling? Start with a real local number, not an online guess.

A veteran told us he had assumed his VA benefit "probably expired by now."

It had not. He had been renting on the Coast for six years on that assumption. We got him with a lender who works VA loans every week, and the conversation he had been avoiding took about twenty minutes.

If you served, the benefit you earned is worth ten minutes of checking — even if someone told you no years ago, and even if you have used it before.

Waveland spotlight.

Waveland sits at the west end of the Coast, next door to Bay St. Louis, with a long stretch of beach and a pace that is noticeably slower than the middle of the Coast. It is close enough to New Orleans for a day trip and far enough that you feel like you left.

Buyers land here for the beach access and the elbow room. Just know that elevation and flood zone matter a lot in this stretch — which is exactly the kind of thing we go through with you street by street.

See Waveland homes + neighborhood notes → https://www.findmississippirealestate.net/waveland-ms-real-estate/

Waveland sellers are asking $347,000. Buyers are paying $253,950. That 37% gap is the biggest on the Coast, and it explains this market.

MONDAY REAL ESTATE MARKET REPORT — Mississippi Gulf Coast
Week of September 21

INVENTORY — 130 new single-family listings hit the Coast in the last seven days, and 2,117 homes are active right now across Harrison, Jackson and Hancock counties. That's the widest selection we've had in about a year.

TIME — Homes are sitting longer. Harrison County averaged 67.6 days on market in August, the latest complete month, versus 55.4 days a year ago. Jackson averaged 56.0. Hancock averaged 115.9.

PRICE — Here's what didn't change. Harrison County sellers collected 96.7% of asking price in August — the exact same figure as August 2025 — and the median sold price rose to $259,900 from $250,000. The market got slower. It did not get cheaper.

FOR BUYERS — More homes, more time to decide, and prices that haven't run away from you. 38% of last week's new listings came in under $250,000.

FOR SELLERS — 86 homes closed on the Coast last week, $28.2 million worth, and 44% of them went in 30 days or less. Buyers are out there. Plan for a slightly longer runway and price it right from day one — that's still the whole game.

Questions about your street, your price range, or what your home would actually sell for today? Call or message us — no pressure, no obligation.

Same time next Monday.

Monday Real Estate Market Report — Mississippi Gulf Coast
Fall officially starts this week. What that means on the ground:
We are entering the last stretch where a buyer can start now and still close before the holidays. After mid-October that gets tight.
Sellers who have been on the market since summer are the ones making real price moves. If you are a buyer, those are worth a second look.
Relocation traffic picks up as out-of-state buyers plan winter moves — the Coast is a lot more appealing in January from somewhere cold.
Want to know how any of this applies to your street specifically? Ask us.
