I don't post just to post β so when I share a closing, there's usually a story behind it. This one has several.
This was a probate sale that began during the pandemic, when my child was still in elementary school. He is now in high school. That alone tells you everything about how long and winding this road was.
Here is what this journey involved:
πΉ A sibling occupant who did not want to vacate β requiring eviction proceedings
πΉ Lock changes once the property was finally accessible
πΉ A home in worse condition than anticipated
πΉ An off-market buyer who attempted to renegotiate during escrow, citing condition β despite having had the opportunity to inspect beforehand
We navigated every single one of those hurdles and closed.
For anyone considering a probate listing, here are a few hard-won lessons:

Make sure your probate attorney handles contested matters β not all of them do

Vet the buyer's agent β do they understand probate transactions?

Plan for the unexpected β evictions, cleanouts, and hauling costs add up; keep receipts for reimbursement through the estate

Know your sibling dynamics upfront β it shapes everything
