Fresh Q1 numbers are in, and the New Hampshire market is telling an interesting story.

Across the state, single-family median prices climbed to $530,000, up 3.9% from Q1 last year. Condo prices also edged higher to $415,000, while condo sales activity jumped 15.7%—a sign many buyers are staying flexible and exploring more attainable options.

Among the counties we serve most:

• Rockingham remained the highest-priced single-family market at $650,000
• Hillsborough moved quickly with homes averaging 28 days on market with a median price of ~$541k
• Belknap saw single-family prices rise to $500,000
• Strafford reached a $510,000 single-family median
• Merrimack held steady at $490,000

What stands out most? Demand is still strong, but buyers are becoming more strategic. They’re widening searches, considering condos, and paying close attention to value.

For sellers, preparing your home and pricing correctly still matters. For buyers, preparation and local insight can create real opportunities.
