CAN $1 RUIN YOUR 1031 EXCHANGE?
When it comes to a 1031 exchange, control of the sale proceeds matters.
If the funds are paid directly to you, deposited into your account, or otherwise made available for you to access, it may be considered actual or constructive receipt. That can put the tax-deferred treatment of the exchange at risk.
And it’s not necessarily about the amount. Even a small amount of proceeds can create an issue if you had access to or control over the exchange funds.
That’s why a Qualified Intermediary should be in place before the sale closes. The QI receives and holds the proceeds and helps facilitate the exchange properly.
