San Gabriel Valley Housing Market Snapshot (06/2026)
The San Gabriel Valley housing market is showing more activity as we move into summer. Active listings increased to 1,538 in May 2026, up from the January low of 1,118, giving buyers more choices than earlier this year.
Even with more homes available, the market is still moving at a healthy pace. Median days on market dropped to 35 days, down from the winter peak of 63 days in December. This suggests that well-priced homes are still attracting buyers.
The median listing price is currently near the high $900,000s, showing some recovery from the March low of $919,500. Prices have moved up and down month to month, but overall, the market appears relatively stable rather than sharply declining.
Months of inventory is currently 2.7 months, which means the San Gabriel Valley is still not considered an oversupplied market. Buyers have more options, but inventory remains limited enough that sellers can still do well when their homes are priced correctly.
