Lease Agreements in Thailand: Are they always valid?

Let's say you signed a 30-year lease in Phuket. The contract promised two automatic 30-year renewals.
You thought you secured 90 years. On March 18, 2025, the Supreme Court ended that idea.

Decision 4655/2566 voids pre-agreed automatic 30-year renewals.

What does this mean for you?

🏠 Your lease ends at year 30 unless you negotiate again
📜 Courts will not enforce automatic renewal wording
💼 Investors face lower long-term control than expected
⚖️ Sellers and agents who promised 60 or 90 years face scrutiny

Many foreign buyers rely on lease structures. Few read Supreme Court decisions. You should.
There are safer ways to structure control:

✅ Register the lease properly
✅ Add a right of first refusal instead of automatic renewal
✅ Review transfer and inheritance clauses

Most expats misunderstand Thai labor law. Here’s what the law already says.

💰 Minimum wage in Bangkok is 400 THB per day
This rate took effect on July 1, 2025.
Each province sets its own rate.
Paying less leads to fines up to 100,000 THB or jail up to 6 months.
Employees are entitled to back pay plus interest.

📄 Written contracts are not required. Verbal agreements are valid under Thai law.
The Civil and Commercial Code governs the hire of services. A written contract protects both sides and reduces disputes.

⏰ Overtime has limits. Overtime must not exceed 36 hours per week.
🏦 Severance is based on years of service
3 to 6 years equals 180 days of last daily wage.
6 to 10 years equals 240 days.
Courts enforce these tiers strictly.

🤰 Maternity leave is 120 days since December 2025.
Employer pays 60 days.
Social Security pays 45 days at 50 percent of wages.
Remaining days are unpaid unless the contract states otherwise.

Thailand’s labor system is detailed and protective.

Most disputes start with one mistake like:

Here’s what you need to know.

✅ 5-year visa validity
✅ 180 days per entry
✅ One 180-day extension per entry
✅ Cost: 10,000 THB
✅ Legal status under Thai law

This is not a tourist stamp.
It’s an official visa category under the Immigration Act. Four ministerial notifications published in the Royal Gazette created it.

But there are strict rules:
💰 You must show 500,000 THB in savings
📄 You must prove overseas work or approved activities
🚫 You cannot convert it to another visa inside Thailand
