💁‍♀️ As the pandemic drags on, the disruptions are costly both in material and personnel terms.

The stock of unsold private condo units are been drawn down rapidly.

Current land sales suggest new launches going forward will be priced higher than most current stock of unsold units.

It is unlikely to be vanquished until the world gets vaccinated or obtain natural immunity. This is unlikely to happen anytime soon unfortunately. Even production of vaccines are behind schedule. And there are still strong resistance from anti-vaxxers.

Meanwhile, product and service prices have climbed and remain elevated. Container shipping prices are at records.

Local construction costs have risen, costly delays continue. New land sale in Ang Mo Kio and Lentor suggest new launches may be priced close to $2,000psf. Which makes the current crop of new (already) launched projects extremely attractive.💖

ICYMI - A recent NUS survey of the local contribution industry:
🏗 About 88% of developers indicated they were “very concerned” about high labour costs in the next six months, higher than the 71 % in Q1.

🏗 Around 58% said they were worried about elevated building material costs, compared with 45.8% in Q1.

🏗 About 54% of the developers expect more units to be launched in the next six months, while 63% expect prices of new launches in the next six months to be substantially higher.

🇸🇬 Singapore 2020 GDP contracted 5.8%. Meanwhile, private property prices are estimated to have gained 2.2% and HDB prices up 4.8%.

Given the govt's view of the near future is "highly uncertain", this has set off alarms that they are not only watching the market closely but may introduce the next set of "cooling measures".
