Very thankful to be given the chance to be interviewed by CEO Ismail Gafoor for the 2nd time. Hope my interview did value add to all aspiring agents out there.
Firstly I would like to thank all my customers and co broke agents who walk through this journey with me making this award possible.
As we know, the market is turning a bit warm now. Week after week we can see GCB sold at record high. The rich for Eg founders/ CEO for Razer , SecretLab, Grab and Tik tok all purchased GCB well above 40million. Why are all the rich buying properties now? We even start to see cash over valuation (COVs) for hdb which hardly happen for the past 5 years. There are so many reasons that caused the spike in prices Eg delay in bto and in completion of new homes, increasing cost of construction Eg covid testing, sand/ raw material cost.
We have witness record land prices in Lentor and amk which mean the avg selling price will be abt 2000psf in time to come. Pasir Ris 8 new launch price crosses 2000psf with more than 85% sold on launch day. There are many many more reasons I feel prices will maintain or even move up.
Looking at how the pandemic unfold, I can only say we are very fortunate to be in Singapore. We are still able to travel around freely and businesses are still running (of cos with some limitations). Most importantly, we are still able to put food on the table for our families. Once Singapore is done with vaccinations, the Govt will start to open up. To be frank, I already have clients from overseas coming/ thinking to shift their whole family here. Once foreign fund start to come in, I foresee the market moving up north further.
For all buyers out there, I can feel yr struggle and pain as units are off the shelves quite fast lately. Pls do not buy on an impulse and most importantly do your financial calculation to make sure you are comfortable on the monthly commitments/ instalments. I do have a systematic way to make sure all my clients are covered and backed with safety nets before they upgrade or purchase their 2nd property.
