Was at Amberwood at Holland agent private preview this afternoon, and the vibe I caught on is [CALM].

It sits inside one of Holland’s GCB enclaves (District 10), so the whole setting is quiet, green and low-density. The interiors lean Nordic. Warm timber, natural stone, soft neutral tones. Quietly elegant.

The ceilings are high, close to 3.2 metres, and with the full-height glazing the living and dining feel open and bright. The layouts are clearly planned with families in mind. The smallest unit type is a 3-bedroom, so there are no small units, and the flexi and study spaces give you room to adjust as life changes. 

It feels made for discerning families who value calm, space and privacy, and want a home to settle into for years. Understated, which suits a Holland address.

它就在荷兰的优质洋房区里,第十邮区,周围安静、绿意多、密度低。

室内是北欧风:暖木、天然石材、柔和中性色。低调优雅,不张扬。
层高接近3.2米,加上落地大玻璃,客厅饭厅特别通透明亮。

户型明显是为家庭规划的。最小就是三房,没有小户型;灵活空间和书房,可以随着家庭需要慢慢调整。

沉稳耐看,很适合荷兰这个地段。是留给那些看重安静、空间和隐私,想安安稳稳住很多年的家庭。

Upgrading within Jurong? I compared all 12 projects within 1.5km of Lakeside MRT so you don’t have to.

Almost 700 resale deals over the last three years, sorted bedroom by bedroom. Here is what stood out. 

Three-bedders are the most active type in the area. Transaction volume held up across every project, regardless of age or distance to the station. Caspian and Lake Life both came in above 5% a year. The newest projects cost the most per square foot and give you the smallest units. The older ones give you more space for the same money. Lakepoint and Summerdale have the biggest three-bedders.

Five-bedders almost never come up for sale. Only 2 projects had any deals in three years. Owners there stay put. 

700 sales in three years is not a quiet market. Steady demand matters most on the day it is your turn to sell. One more thing. None of these 12 projects are harmonised, so void space and aircon ledges sit inside the square footage you pay for. Lucerne Grand launches in September and is the first harmonised project within walking distance of the station.

A couple on the 5th floor of a Sunset Way condo found termites in their built-in cabinets. The insects had climbed the whole building from the estate’s garden soil. Most of us would have quietly paid for repairs. They asked where the termites came from first, and a judge ruled the answer made it the management’s bill, not theirs.

Most people saw an old house. We saw potential.

When my clients started their search, they weren’t looking for a move-in-ready house.

They were looking for the right piece of land.

After months of searching, we found this freehold District 15 plot. Over 3,000 sq ft, tucked away in a quiet cul-de-sac corner with good privacy and generous setbacks.

The plot isn’t perfectly regular, with a slight irregularity at one corner. We recognised that from the start.

But given its land size, it still allows a practical, squarish footprint to be rebuilt without compromising on awkwardly shaped living spaces. More importantly, we felt its privacy, positioning and prominent location gave it the potential to become a truly distinctive home after the rebuild.

One thing I’ve learnt is that finding the right property is rarely about finding the cheapest one.

It’s about understanding the trade-offs.

Every property has strengths and weaknesses. My role isn’t to find a “perfect” property. It’s to weigh those strengths and trade-offs carefully against my clients’ goals, lifestyle and long-term plans.

After comparing this plot against the other freehold opportunities we had viewed in the area, we kept coming back to this one. We felt it offered the right balance of value, location and long-term potential for what my clients wanted to create.

The sellers were firm on their asking price, so what followed was more than a month of conversations and negotiations. We first contacted the seller’s agent on 19 June, and after many rounds of discussions, we finally managed to bridge the gap and secure the OTP on 28 July.

What excites me most isn’t the transaction itself.
It’s knowing what this property could become.

This won’t be my clients’ first rebuild project, and having heard the vision they have for this home, I genuinely believe it’s going to become something really special.

Singapore’s biggest en bloc deal this year. Tan Boon Liat just changed hands for 950 million dollars, 200 million under the first ask. The site sits beside Havelock MRT (TEL line), and URA outline advice points to a much larger mixed-use project ahead. 

If this area is in your radar, this project is definitely worth watching.

You read this as news for people nearing 55. It is about your flat, not just theirs. When seniors right-size into a Community Care Apartment, their large mature-estate flats can return to the resale market. More choice if you are buying bigger. More competition if you are selling.

You’ll hear people say the co-living market is too saturated. JustCo latest’s move suggests the opposite.

They just took over a quarter of a million square feet at the former Taste Orchard site in Somerset. Not by buying it. By signing a long lease and managing the space.

The plan: split it between a workplace for firms like Deloitte, and a new lifestyle brand called JustAt. Roughly 120 units, mostly one-bedders at 400 to 500 sqft.

That doesn’t look like saturation. It looks like consolidation.

For anyone holding a D09 rental unit, this is the shift worth watching. The model competing for your tenant just changed shape. It’s no longer just individual landlord versus individual landlord. It’s individual landlord versus corporate stack.
