This modern concept call Rentvesting means that you invest in one property while living in another rental property yourself.

Rentvesting is considered an unconventional concept in Singapore. However this strategy does give you the best of both world. It allow you to get something that have higher potential returns while not sacrificing on your lifestyle.

It might be tempting for you to buy your first home as soon as possible, especially in today's Singapore property market when everyone is rushing to hit their milestones by balloting for a BTO or getting a resale with grants. But it doesn't always make perfect sense to do so.

Rentvesting give you more options to some new launches which takes time to build but give you higher capital appreciation. This concept is not for everyone, but it's a great possibility to explore if the numbers make sense.

If you have invested correctly during the period from year 2007 to 2013, it is not difficult to make $500,000.

Investing in the right property can bring you high capital returns if you've done sufficient strategic planning with your property portfolio.

There's a few things to take note of when it comes to property asset progression planning:

1. Market timing and Market Trend (Entry price, Potential Upside, High Rentability,

2. Reviewing your financial position - Total income, total CPF, total asset, total liabilities, outstanding mortgages)

3. Reviewing your current property portfolio (Current valuation, rental, potential and risk)

4. Restructuring property portfolio (Calculating your safety net, using 99/1 as one of the method to help you with the loan and ABSD)

5. Knowing the rules and regulations well (Is there SSD? is there ABSD? when will the cooling measure happen? Understanding the outstanding physical supply well)

6. Identifying the right unit in a project (the same-sized units in the same project would have a profit difference of $300,000 or more)

✅ Timing is of essence when it comes to investing or buying a property. If you bought your property at a market high, no matter how good that project is, it would be tough to make a decent margin.

Historical Trend on Private Property Housing has shown that while sales volume and prices usually dip during a crisis like SARS, the Asian Financial Crisis, and the Global Crisis, sales demand typically recovers shortly after. It is unfortunate that Covid-19 have taken a toll worldwide in Year 2020

✅ The factor that I would ranked next will definitely be the entry price.

📊 For new launches, find out at which stage is the developer at (percentage sold) and the developer's margin. Timing of the land bidding and the rules and regulations (ABSD - Additional Buyer Stamp Duty, LTV - Loan to Value, SSD - Seller Stamp Duty) would also help to figure out if the entry price of the development is safe.

📊 For Resale Property, do keep a look out for Fire Sales (even though, they are rare nowadays due to the stringent Loan-to-value Restrictions, MSR (Mortgage Servicing Ratio) and TDSR (Total Debt Servicing Ratio) and not alot of people are actually in urgent need of selling due to the stronger holding power as compared to those days in 2008.
Compare all the properties and their pricing in the region and district and understand the reason why.

✅ Urban Transformation projects are key growth areas that will encourage economic growth and push up property prices. We have seen a potential growth of up to 347% in a single district due to the transformation.

Now the time comes for you to upgrade - Should you get a new launch with higher psf and wait for a few years since it's new or should you just settle for a cheaper resale condo withbigger space and not having to worry about the moving part?

Factors to consider:
1. Your priority - Investment or for Own Stay. What's your urgency of moving in and should you consider a just TOP condo? The downside to buying these units would be you're paying a premium for it. Question to consider is that, is there units out there that have TOP but yet having a great entry price due to economic crisis (e.g Asian financial Crisis, SARS and Covid-19) Are there opportunities?

2. Price Differences between the location of New Launch and Resale in the same location. New launch will always be priced higher than the existing resales in the area. Each project and each location have their own different values. Are there capital appreciation potentials?
One great thing about Singapore Property is that the Master Plan is our crystal ball.

3. Visibility of Living Conditions - For resale condo, you can check out the physical unit, facilities and even your neighbours.
For new launch, defects are of a lesser issues as there's a 1 year period after TOP where the developer do have the obligation to fix it for free.

4. Payment Schemes and your own cashflow - New launch will give you the option of Progressive Payment Scheme (PPS) where your loan amount is disbursed in different stages.
Some TOP condos do offer deferred payment scheme (DPS) which give you an easier cashflow, however the drawback will be that you are paying a premium.

There's really a much longer list of considerations. So which is better? Ultimately there's no right or wrong answers and it really depends on individual's situation and needs.

Anyone notice this exquisite building towering over the CBD area the minute you step out of Marina Bay MRT station?

This iconic building nestled in the heart of CBD District features not only a luxurious residential enclave but also offers shelters for Commercial Offices and Retail.

The newer residentials have generally held record high psf in comparison to its nearby "peers" most of the time.
So, is the Newer and Higher Price per square foot for Marina One Residences a Fact or a Myth?

If you have done some intense homework or research, you will be surprised to find out that admist the brewing economic crisis, there might be some golden window of opportunity with the current entry price of $21xxpsf and above.
With the latest transformation of The Greater Souther Waterfront over the next 5- 10 years announced in 2019 URA Master Plan, the properties located around the area will definitely have many potential upside to it - e.g. Capital Appreciation and more amenities located over that area.

The Verdict: Again, it depends on your purpose of it and I would say Timing is of essence.

If it's for a family stay, it might be a tad too far from schools and the empty plots of land will soon cover up the beautiful sea views.

If it's for an investment, perhaps you can look into it as one of your considerations for an undervalued investment, especially with the white sites that are surrounding it.
