Back to back completion yesterday morning, next client was yet another success story, Alhamdulillah! 🀩

First time buyers who initially did not want to engage an agent changed his mind as soon as he listened to how we could assist them.

We started our active searching immediately after listening to their needs & requirements. Sending them all the suitable units & arranged viewings for those they liked.

We aimed on renovated units in order to save them more money. After weeks of searching, we found the perfect fully renovated unit for them!

Did our research on the area pricing to estimate the unit's valuation before determining our offer price for the home. We also wanted to save them more cash so we worked really hard to negotiate on a possibly NO COV price & negotiated on low deposits for them!

With Allah's permission, our offer was accepted by sellers.

Given the low deposit we secured for our buyers, they were really calm while waiting for their valuation report since to them, they had nothing much to lose.

Alhamdulillah, the valuation matched just like how we had anticipated! Our buyers were thrilled! Who wouldn't be, right?

First morning hdb completion we attended yesterday for our clients who gave us each a box of Melvados brownies & ondeh2 roll cake a day before completion! (Thank you for the delicious cakes, MasyaAllah!)

Our search for their dream home began few months ago..but we had a short pause when our clients decided to try out the sales of balance flat from HDB.

Of course we supported them! We advised them that getting a BTO would be the best for them in the long run. We eagerly waited for their ballot results hoping they were successful but sadly their ballot was unsuccessful.

That was when they wanted us to resume our search for hdb resale units for them. Shortly after, we found a unit near their parents which they liked! We did our research on pricing around the area & negotiated on a price we believe would most likely result in having zero COV. (Sellers intially wanted $25k above the price we offered.)

Oh & u know the usual option to purchase deposit of $1k + $4k exercise option fee? We negotiated on the lowest possible amount for our clients too! 😊

After intense negotiations, we successfully secured the deal for them swiftly with Allah's permission.
We were confident that this unit was indeed a really good deal with no extension of stay required from sellers.

Our buyers paid the deposit & all of us waited patiently for the valuation results to be ready.

As expected, the valuation matched! Meaning unit indeed has NO COV! Alhamdulillah!! Our clients were beyond happy..finally a place to call their own!

A few months ago,she enquired on one of our unit for sale..but it was sold few mins before her enquiry came in.

Direct buyers who actually viewed one of the unit we were marketing & their offer wasn't accepted by our sellers.

The thing is, we were representing sellers back then..hence we put our clients first by focusing on our objective of securing the best offer for our sellers.

A day later, our sellers accepted the highest offer with conditions catering to them. We updated buyers that the unit had been optioned. That was when buyers informed us they were having difficulties securing a no cov unit. They were searching for months on their own without success.

Just like any other first time buyers, they had their own set of requirements such as the facing, the level, price, location & etc. Matching the ethnic quota was also a challenge.

We met up, shared with them on how we could assist them & did a proper financial calculation for them. They were very comfortable with us & decided to engage our professional service on the spot.

Now, our role switched..we represent buyers..So what would our objective be?

To secure the perfect unit with the lowest price possible & aiming for ZERO COV. We work according to our client's best interest! 😊

There are many reasons to it & every case is unique. For our clients, hubby is the sole breadwinner of the family, they wanted more space for their growing children but with a lower monthly mortgage.

We sold their home with a healthy amount of sales proceeds & assisted their next purchase according to their needs & requirements with Zero COV! Happy for our clients!

They had intentions of buying a bigger home for their family but they initially thought that they could not afford it.

Met them & after doing detailed calculations, they were pleasantly surprised to know that they were able to afford an EA & even able to cash out a significant amount of sales proceeds from the sale of their BTO home.

Sold their home at >$20k above X-Value & managed to secure for them an EA without having to pay any cash over valuation, Alhamdulillah! They could even put aside some cpf reserved funds incase of emergencies.
