We almost couldn’t make it for this
What I meant was, we almost couldn’t have a housewarming + birthday in this unit. It could be the neighbour unit just 2 floors below us.
Having a housewarming at a place I’ve assisted to purchase just hits different. I still remembered our first viewing for the unit below and how the seller side was so bad and kept requesting for more.
After the initial resale submission period, they requested for more extension because the seller needed more time. Compared to a normal completion of 3 months, we were looking at close to a year before we can move into this unit. Is this terrible? Yes it is.
I advised my friend to consider something else due to the absurd request but due to the fact that they need a space to move in, we proceeded on and gave an option fee of $1k. I’m sure many buyers, especially young couples out there are facing the same issue, we want a space to live in asap but we can’t wait for BTO or newer properties. And because of this, we have to fork out a premium for resale units.
We submitted for valuation and it came out to be $20k COV. Again, it’s not very ideal for us. But little can be done, either we proceed or give up that $1k deposit.
I told my friend to give up the option fee and find something else, something much more “affordable” (lesser COV). But due to the supply in this area, unfortunately, we don’t have much choice left in the market.
What happened next will definitely shock you guys. Because while taking our time to exercise (difficult choice for us), this lucky man saw a new unit on sale! 2 floors above and without extension. 🫡
But this time I have to give myself a pat on my back (自己讲, 自己爽). It was a series of negotiation with the seller side and because I knew what threshold my friend has, I am able to assist him (with his permission of course) to secure anything within our budget.
Morning 9am we saw the listing, secured offer with option fee transferred at 1pm and collected OTP at 6pm. It may sound crazy to many for this fast purchase but once we know the estate and market well enough, this is how we can secure a unit this fast without COV. More importantly, this unit was cheaper than the unit 2 floors below. 😄
Send OTP for valuation again, this time round we had $0 COV and more importantly, NORMAL COMPLETION!
