📢 Seller’s Stamp Duty (SSD) is back to 4 years – What this means for you 🏠
Hey friends — as predicted, cooling measures have returned. As we often share in our Live65 Essentials Framework, the winning move is simple: buy and wait for the next cooling measure.
And here it is.
From 4 July 2025, the Seller’s Stamp Duty (SSD) will be revised:
✅ Holding period extended to 4 years (from 3)
✅ SSD rates increased by 4% across all tiers
This is a clear move to discourage short-term speculation and maintain market stability. But for genuine homeowners and long-term buyers, this creates a prime window of opportunity.
📈 History shows that after every cooling measure, a new price floor is formed. So rather than staying on the sidelines while demand continues to drive prices up, this could be your moment to enter — especially if you’re buying a new launch or under-construction project. Let the building period and limited supply work in your favour.
🔍 So what’s likely next? Based on past trends, the next lever could be loan-to-value (LTV) restrictions. And if that happens, it will hit those with healthy but limited budgets the hardest.
Let’s not wait for that.
💬 Let’s catch up to revisit your plans — whether you’re buying, selling, or just want clarity. I’m here to help.
Warmly,
