Getting the visa is a big milestone.

🏠 €20,000 paid upfront. Then they arrived.

A couple relocating to Portugal paid around €20,000 upfront for their rental.

The landlord had agreed to carry out certain works before they moved in.

They paid. They arrived.

The works hadn't been done.

And there was another problem: those works weren't mentioned anywhere in the rental contract.

The contract itself was perfectly legal. But a legally valid contract doesn't necessarily mean it reflects everything you think you've agreed to.

If a landlord promises repairs, painting, new appliances, furniture removal or any other condition that matters to your decision, get it in writing — and get it into the contract before you pay.

This is also why having someone on the ground looking after your interests throughout your relocation is very different from simply relying on a real estate agent or having a lawyer check the documentation.

Each professional has a specific role. What they don't necessarily do is look at your relocation as a whole, from your perspective — spotting what may have been overlooked, asking the questions you may not know to ask and making sure what you're signing actually reflects what you believe you're getting.

When you're relocating from thousands of kilometres away, having someone in Portugal looking at the bigger picture can make all the difference.
