Where the relationship of landlord and tenant is denied by the tenant:
If a tenant denies the relationship of landlord and tenant or refuses to acknowledge the landlord’s ownership, the landlord must first prove his ownership of the property. Once ownership is established, the denial of tenancy relationship by the tenant itself amounts to default in payment of rent, and the tenant becomes liable for eviction on that ground.
