Pakistan’s real estate market is reportedly developing in two different directions. A property dealer operating in DHA Multan and Model Town says demand remains strong in major cities including Multan, Karachi, Lahore and Islamabad, but affordability continues to be a challenge for many buyers without financing.

According to his assessment, some residential prices have risen by about 20–25% since the beginning of the US-Iran war. At the lower and middle end of the market, genuine housing demand is providing support. The information provided also says the Prime Minister’s affordable housing programme allows financing of up to Rs. 10 million at a fixed 5% customer rate, while the dealer claims additional money is also entering property from undeclared assets.

Luxury real estate presents a different picture. He believes asking prices for high-value plots and properties have moved too far ahead of actual transaction activity. However, he does not describe a major property crash as certain, saying performance could differ by area, property category and price level.

He also claims that Gulf-related disruption has slowed the movement of Pakistani funds toward Dubai, with some money being redirected into Pakistan. This is reportedly helping demand in established locations across urban Punjab and Karachi.

From July 2026, the provided information says withholding tax for filers was reduced to 1.25% for purchases and 2.75% for sales. Still, liquidity remains a major issue because a high paper valuation does not always mean buyers are available at that price.
