Special Power of Attorney (SPA) kung may representative ang seller
Certificate of No Improvement (kung vacant lot)
Tax Declaration for Improvements (kung may bahay)
C. Para sa Title Transfer / BIR / Registry of Deeds
Photocopy ng Title – 4 copies
Photocopy ng Tax Declaration – 4 copies
Certified True Copy (CTC) ng Title
CTC ng Tax Declaration (Land & Improvement)
TIN ng Seller at Buyer

D. Additional Requirements Based on Situation
Kung co-owned property → Extra Judicial Settlement OR SPA ng mga co-owners
Kung namana ang lupa → Extra Judicial Settlement + Waiver of Rights + Death Certificate
Kung pag-aari ng corporation → Secretary’s Certificate / Board Resolution
Kung agricultural land → Affidavit of No Tenant
Kung seller ay married → Marriage Certificate + Spouse’s Consent
Kung annulled / widowed → Decision of Annulment / Death Certificate
