😴 Take a siesta (necessary)

🌅 Sunset at Jack’s Ridge

🍹 Drinks at Huckleberry Southern Kitchen & Bar

🍽️ Dinner at Bondi & Bourke

🍰 Dessert at Lachi’s Sans Rival Atbp.

📍DAVAO CITY REAL ESTATE UPDATE — ARE WE MOVING TO A BALANCED MARKET?

I know you’ve seen how competitive Davao’s real estate market has been these past few years—especially with preselling condos in Lanang, Ecoland, and Matina selling fast, and FSBO listings getting offers quickly.

But recent trends show that the Davao housing market might be shifting toward a more balanced position where neither buyers nor sellers fully hold the upper hand.

So… is Davao City really returning to market balance?

Here are the local trends I’m watching:

⚖️ More inventory available
More preselling projects launching + more FSBO property owners listing their units and lots.

⚖️ Interest rates are slowly easing
This is bringing back buyers who delayed their purchase last year.

⚖️ Some properties are now staying longer on the market
Especially mid-range condos and FSBO houses in secondary locations.

⚖️ Sellers receiving fewer offers than before
Buyers have more choices, so negotiation is becoming more flexible.

The verdict?
Lower mortgage rates + more available units = more buyers returning to the market — especially first-time homeowners and investors eyeing Davao’s growth areas.

BUT remember: these changes vary by location and property type.
