“After 50 years, the developer or government takes your condo unit.”

👍 FACT:
This is NOT true.

The 50-year period refers only to the life of the condominium corporation that manages the building and common areas — not your ownership.

When you buy a condo, you receive a Condominium Certificate of Title (CCT), which means you legally own your unit and co-own the land and common areas. Your title does not expire, and you may sell, mortgage, or pass it on to your heirs.

After the corporation’s term ends, nothing automatic happens. Unit owners decide whether to extend the corporation, rehabilitate the building, redevelop the property, or take other lawful action. Any termination or demolition can only occur under specific conditions and proper approvals — not simply because time has passed.

Instead of worrying about “50 years,” buyers should focus on proper management, maintenance, and the financial health of the association.

Your condo unit is yours.
It does not expire.
It is not automatically taken away.
It is protected by law.
