In 2023, an estate in Asaba was introduced at a pre-sale price of ₦5.5 million per plot. Today, that same plot goes for ₦75 million.
Before you start doubting or feeling confused, let me explain how this works.
When a property is sold at a pre-sale price, it simply means it’s being offered below its actual market value.
You might wonder why a developer would do that.
The reason is straightforward: to quickly raise funds. These funds may be used to finalize land acquisition, improve the property, or fast-track the documentation process.
For instance, out of 100 plots, a developer might release 20 at a discounted pre-sale rate to generate immediate cash.
This approach is often more efficient than taking bank loans, which usually come with strict conditions and high demands before funds are approved.
If you happen to buy during the pre-sale phase, the increase in value can feel unbelievable—not just to you, but to others as well. Those unfamiliar with real estate may even assume the property is overpriced.
However, once the land is developed and the title is properly secured, an increase in value is expected.
Here are some of the ways developers add value to land and why prices rise:
Constructing access roads leading to and within the estate
Installing streetlights and providing electricity
Building perimeter fencing, drainage systems, and a standard gatehouse
Setting up an estate management office
Adding recreational facilities like a basketball court
Conducting proper land surveys, especially for previously unregistered land
Securing legal documents such as a Certificate of Occupancy (C of O)
If the surrounding area is already livable and these improvements are in place (or underway), the price increase becomes justified.
So when you hear that a plot jumped from ₦5.5 million to ₦75 million within a few years, it’s not magic—it’s a result of deliberate development and value addition.
Early investors are the biggest beneficiaries. Whether they choose to hold, sell at full value, or even sell below market price, they still make substantial profit.
In real estate, timing is everything. Buying early gives you a major advantage—what you purchased for ₦5.5 million might cost someone else ₦75 million later.
