You must have heard of people that got new apartment, only to realize after moving into the house that they have inherited debts that could be more than the house rent they paid..🤨 YES! I have seen such cases.

This is the same thing with C of O lands. After getting C of O, the holder is expected to pay ground rent yearly. Trust people, and the lax tax system we find ourselves in, they don’t pay. For every year the person defaults in paying this rent, there are more penalties.

If you buy such land and want to apply for Governor’s Consent, the Land registry tax department will compute the ground rates unpaid from the time the C of O was obtained.

So, verify to know the exact amount of debt you are inheriting before paying for the house.

More people now feel more confident buying land from real estate companies than the omoniles because, they want to invest right and not lose money.

Sad truth is that they’ve been rise in real estate scam, perpetuated by real estate companies in the past few years.

One of such scam is real estate companies overselling portions. They sell more land than they actually have, leaving well meaning investors to settle for a different land they never wanted. This affect mostly investors in diaspora, very busy people or people that are just simply careless in doing the needful.

Always request for your own allotted land with document backing it up.
