Most people think if two adults agree to fight in public, it’s just “their matter.”
But in Nigeria, the law does not see it like that. Once you fight in a public place, it can become a crime called affray.
Meaning: the police can treat it as a public disturbance, not just a personal issue.
Here’s when it becomes a problem:
1. When people are fighting, shouting and hitting each other.
2.when It happens in public Like on the road, market, or anywhere people are passing.
3. When people around are scared and they start running, shouting, or feeling unsafe, the law is already involved.
Once these three happen, it is no longer “private quarrel.” It becomes a case.
Under the law, affray can even lead to jail time. And the police can arrest both people on the spot immediately.
Simple lesson:
A street is not a boxing ring. If you fight there, you may end the fight in a police cell instead of going home.

But it happens.

And here’s what the law will say: *"BUYER BE WARNED!"*

In Latin terms, it’s called *CAVEAT EMPTOR* - Let the Buyer Beware.
Meaning, It's expected that YOU investigate the land before buying. Not after.

The seller’s honeyed tongue does not make it true. You cannot rely on "trust me."

What you may find from that "clean" land:
❌ 3 more people with original documents
❌ Government acquisition without your knowledge
❌ Pending court suit against seller by original owner
❌ Mortgage that the seller conveniently forgot to tell you about
❌ Cloned survey plan & deed of assignment

After the payment, the wahala becomes YOURS.

The seller will vanish. Your money will vanish.
Your lawyer will start filing lawsuits for you for the next 7 years.

Ways to be smart and safe when buying lands:
1️⃣ Do a land registry search to check whether the name is indeed the seller.
2️⃣ Verify the survey plan at Surveyor General's office. Is the land actually free?
3️⃣ Check whether there are any encumbrances such as mortgages or pending cases.
4️⃣ Inspect physically.

Landlord said I should contribute to renovating his house...
Wait... whose house is it again?
Many tenants get shocked when a landlord suddenly appears with a renovation budget and starts sharing costs as if everyone jointly inherited the property from their grandfather.
The truth is, major structural repairs such as roofing, painting, tiling, windows, ceilings, and other major upgrades are generally the landlord's responsibility. After all, when the property appreciates in value, nobody is calling tenants to come and collect a share of the profit.
Now, can a landlord ask for your help? Yes, of course. Asking is free.
But remember: you have every right to say "No, thank you." It is a request, not a command.
If you decide to assist, don't rely on promises like:

"Don't worry, you're like family."

"God will bless you."

"We'll discuss it later."
My friend, even family members sign agreements these days!
Get everything in writing.
Make sure the agreement clearly states:
-Whether the amount will be deducted from future rent.
-Whether your rent will remain unchanged for an agreed period.

Whether you'll enjoy security of tenancy for a specified period.
Because nothing hurts more than sponsoring a renovation today and receiving a rent increase tomorrow. That's like buying the cake and still paying for a slice at your own birthday party.
And one more thing: if you decide on your own to change the roof, break walls, install POP, or carry out major structural work without the landlord's approval, don't expect applause or a refund. The landlord can lawfully object and may even demand restoration of the property.
Protect your pocket. Protect your peace. Put every agreement in writing.
Because in landlord-tenant matters, memory fades, but documents don't.
