Part 3 — South Miri & Airport Corridor

Not every neighbourhood was built for the same purpose. Some grew from affordable housing, some from private development—and some are now being reshaped by Miri's growth.

📍 Riam

Riam has grown from Miri's suburban fringe into a major residential corridor, offering established neighbourhoods alongside newer developments. A major local institution is RIAMTEC (Riam Institute of Technology), making the area familiar to generations of students and families. Its position provides convenient access towards the city, airport and surrounding residential areas, while supermarkets, schools and commercial centres support everyday living. Riam is particularly attractive to families who want a more spacious suburban environment without moving too far from Miri's main urban areas.

📍 Taman Tunku

Established in 1985 by Parabena Sdn Bhd, a Sarawak Bumiputera company, Taman Tunku was created primarily to provide low-cost housing for civil servants and rural-to-urban migrants who were joining Miri's expanding workforce. Shops, schools, playgrounds and community facilities followed, turning it into a well-populated satellite township. Named after Tunku Abdul Rahman, Malaysia's first Prime Minister, Taman Tunku remains a predominantly lower- to middle-income community and an important part of Miri's residential history.

📍 Luak

Luak developed from a traditional coastal settlement into a sought-after residential area, particularly for buyers looking for larger homes and a quieter environment. Within Luak is Luak Bay, where some of Miri's largest private mansions are found, including residences belonging to some of Sarawak's most affluent business families. The combination of larger land parcels, coastal views and lower-density development gives Luak a distinctive position in Miri's housing market—from established family homes to some of the city's most exclusive residences.

📍 Hilltop & Taman Bumiko

Taman Bumiko, developed in the early 1980s along the Miri–Bintulu Road and Medical Store Road, consists predominantly of double-storey terrace and semi-detached houses. Together with neighbouring Hilltop, the area offers mature residential streets, recreational facilities and convenient access to the city. Hilltop's elevated setting provides a different residential character, while Bumiko's established housing stock appeals to families looking for practical locations and larger landed homes.

📍 Interhill Park

Located near Bakam Road, Interhill Park was Interhill's first landed residential development in Miri, comprising four phases and 231 homes. The development includes single- and double-storey terraces, semi-detached houses and double-storey detached homes. It was positioned as a higher-quality residential development for its time and has since matured into an established neighbourhood. Its location in the Bakam/Airport corridor makes it particularly interesting for buyers wanting landed housing away from the busiest parts of the city.

📍 Taman Delight

Taman Delight is an established residential neighbourhood along Jalan Airport, placing it exceptionally close to Miri Airport and the southern coastal corridor. Existing land records show residential properties in the township dating back to the 1990s, while newer developments are now adding modern double-storey terraces and semi-detached homes. Current projects highlight its proximity to the airport, Luak Esplanade and Riam, making Taman Delight an increasingly interesting option for families and frequent travellers seeking airport-side living.

💬 Your turn, Mirians...

If you had to choose your next home based purely on location and lifestyle, where would you pick: Riam, Taman Tunku, Luak, Hilltop/Bumiko, Interhill Park or Taman Delight?

And here's the harder question:

Would you choose a mature neighbourhood with established amenities—or a newer area with more room for future growth?

👇 Tell me your pick and why.

KNOW YOUR MIRI
Part 2 – The Heart of Miri

Every city has a heart—and in Miri, it stretches from Pujut through Piasau, Krokop and into the Town Centre. These neighbourhoods are among the city's oldest, most established and most convenient places to live, each with its own unique identity.

📍 Pujut

Pujut developed rapidly from the 1980s as Miri expanded beyond its original town centre. Today, it has become one of the city's most balanced residential areas, offering everything from older terrace houses to modern gated communities. Its central location places residents within minutes of Boulevard Shopping Mall, schools, hospitals, government offices and the airport. Because of its accessibility and wide range of housing options, Pujut continues to attract first-home buyers, families and investors looking for stable long-term demand.

📍 Piasau

Piasau is one of Miri's earliest planned residential suburbs, with much of its development taking place during the 1970s and 1980s. Originally characterised by modest single-storey homes for local families, the area has gradually evolved to include larger detached houses and premium residences, particularly towards the Marina and golf club vicinity. Mature trees, quieter streets and its strategic location between the city centre, airport and Lutong make Piasau one of Miri's most desirable family neighbourhoods.

📍 Krokop

Krokop is one of Miri's oldest settlements, dating back to the 1910s when Chinese immigrants, mainly Hokkien and Hakka, built wooden homes here after Miri's first oil discovery. Many raised poultry and pigs to supply the growing town, earning the area its Chinese nickname "Chu Pah" (Pig Farm). Today, Krokop has evolved into a vibrant mixed residential and commercial neighbourhood, famous for its local eateries, traditional businesses and convenient location just minutes from the city centre.

📍 Town Centre

(Pelita • Boulevard • Marina)

This is Miri's commercial heartbeat. Pelita remains one of the city's best-known dining destinations, while Boulevard has grown into a major retail and lifestyle hub anchored by Boulevard Shopping Mall. Marina Bay has added a modern waterfront dimension with hotels, cafés, offices and premium condominiums overlooking the South China Sea. Whether you're looking for convenience, nightlife or an urban lifestyle, this is where Miri feels most alive.

🏡 Local Insight

If your priority is convenience, you'll struggle to beat these four neighbourhoods. Almost every major shopping mall, private hospital, government office and entertainment hotspot is within a 10-minute drive.

💬 Here's a question for fellow Mirians...

If you had a budget of RM700,000 to buy your forever home, would you choose Pujut, Piasau, Krokop or the Town Centre?

Tell us which area—and why.

Your answer might help someone else choose their future neighbourhood.

📍 KNOW YOUR MIRI
Part 1 – North Miri

A house can always be renovated—but its location lasts forever.

Every neighbourhood has its own story, character and future. Before buying a home, it's worth understanding what makes each part of Miri unique. In Part 1, let's explore four key neighbourhoods in North Miri.

📍 Senadin

One of Miri's largest planned townships, Senadin began expanding rapidly in the late 1990s, with Naim Cendera Sdn Bhd among its key developers. Today, it is home to Curtin University Malaysia, ILP Miri, hospitals, schools and a growing commercial hub, making it a favourite among families and professionals. Looking ahead, Senadin is expected to become the centrepiece of the proposed Kenyalang Smart City, featuring plans for a China-affiliated university campus, a recreational water park and a modern mixed-use township. With strong infrastructure already in place and significant future investment planned, Senadin remains one of Miri's most promising residential areas.

📍 Lutong

Lutong is the birthplace of Miri's oil and gas industry. Its development began after Shell established its refinery in 1914, making it one of the city's oldest residential communities. While much of its charm comes from its mature neighbourhoods and heritage, Lutong continues to evolve. The soon completed Miri natural gas (CCGT) power plant further strengthens the area's strategic importance within Sarawak's growing energy sector. Residents enjoy excellent connectivity to the city centre, established amenities and a unique blend of industrial heritage with modern living.

📍 Permyjaya / Tudan

Developed mainly during the 1990s to support Miri's expanding population, Permyjaya and Tudan have grown into vibrant, family-oriented townships. The area offers a wide range of affordable and mid-range homes, supported by schools, supermarkets, sports facilities, clinics and neighbourhood commercial centres. Its proximity to Curtin University Malaysia also creates healthy rental demand, making it attractive to both homeowners and investors. For many young families, Permyjaya remains one of the best-value places to start their homeownership journey.

📍 Kuala Baram

Once known primarily for its fishing villages and river communities, Kuala Baram is now one of Miri's fastest-growing development corridors. Besides numerous new residential projects, Dinospec Technology Sdn Bhd as one of the main developers, the area's biggest future catalyst is the proposed Kuala Baram Deep-Sea Port. When completed, it could significantly enhance trade, logistics and industrial activities in northern Sarawak while creating new employment opportunities. Combined with its proximity to Brunei and ongoing housing developments, Kuala Baram is increasingly viewed as a long-term growth area with strong investment potential.

💬 If you were buying a home in North Miri today, which neighbourhood would be your top pick—and why?

➡️ Coming up in Part 2 (Central Miri): Pujut • Piasau • Krokop • Town Centre (Pelita, Boulevard & Marina)
