Introduction

TRICON Consulting Group is an a multi-disciplinary rm founded by
young professionals with the sole purpose of providing quality value
added building consultancy services in Africa and beyond. TRICON Consulting Group mission
is to provide responsive services in the built environment through
strategic planning and quality management. The rm is in partnership with TRICON Architects. T

his having come from
the realisation that the Construction industry is fast growing not only in
Kenya but in Africa as a whole. Therefore TRICON Consulting Group as an
upcoming rm of young professionals in the construction industry has
seen the need to liase with ARCHITECTURAL/CONSTRUCTION rms in
pursuit of innovation and technical solutions. The rm operates within the provision of the various statutory regulations
and in accordance with the provisions of the Law of Kenya and
International Standards. TRICON Consulting Group strictly adheres to professionalism while
executing its duties for all its normal services at all stages of a building
project, namely:-
1. Inception Stage
- Advice the client on the services, duties and fees attracted
- Receive initial statement of requirements and outline possible
course of action
- Advice on the need of other consultants and the cost
thereof
- Receive preliminary brief and schedules of accommodation
together with cost limitations if any. Preliminary Sketch Design Stage
- Analyse client’s requirements and instruct other consultants
Undertake initial research into available data relevant to the project
- Advise on necessity of any special surveys, investigations or
tests which may be required
- Consult local authorities and other relevant statutory
bodies to ensure compliance with their laid down requirements
- Advice on necessity and extent of supervision including
supervisory sta required
- Prepare presentable scaled preliminary sketch design with
adequate descriptions and illustrations showing spatial organization. This will include room layouts, preliminary infrastructure
services, basic mode of construction and approximate estimate of
cost. Inform the client of any major decision which needs to be
made
- Receive client’s comments and make amendments as necessary
3 Final Design Stage
- Prepare in collaboration with other consultants where necessary,
nal design consisting of scaled and adequately dimensioned
drawings with outlined specications to indicate precisely
aspects of arrangements, materials, appearance, construction and
special requirements
- When required, submit to local authority for town/city planning
consent and approval under relevant by-laws
- Prepare an implementation programme, revised cost esti-


Make amendments as necessary
- Obtain client’s consent to any changes that may result from
by-laws and other statutory requirements
- Receive client’s approval of nal design
4 Design Details, Production Drawings and Tender Document
Stage
- Complete detailed design incorporating the design work
done by other consultants and prepare all necessary production
drawings with all details and specications necessary for
the preparation of the Bills of Quantities and Construction
- Obtain estimates and other information from possible subcontractors
and suppliers
- Prepare production information for Bills of Quantities and/or
specications
- Ensure that drawings, Bills of Quantities and/or specications
produced by other consultants tally with Architect’s
working drawings and specications
5 Tender Action and Construction Stage (Supervision Period)
- Advising tenderers, obtain and advice on tenders, contract
and appointment of the contractor
- Advice on appointment of site supervisory sta
- Supply information to contractor to enable him to take possession
of the site

- Make periodic visits to the site to ensure that the contractor
complies with the terms of the contract
- Issue interim certicates in collaboration with other Consultants
- Issue certicates of practical completion in collaboration
with other consultants
- Prepare in collaboration with other Consultants, ‘as built’
drawings as well as maintenance and operational manuals
6 Defects Liability Period
- Prepare schedule of defects
- Prepare nal account if no Quantity Surveyor is engaged
- Check nal account
- Issue certicate of making good defects and completion in
collaboration with other Consultants
CONCLUSION
We at TRICON Consulting Group advise the clients on all issues relating
to construction requirements and material specications. Upon execution
of Construction Contract Agreement:
- Issue comprehensive drawings and all necessary details and
other information required by the contractor for the purpose of
carrying out the work
- Expeditiously supply information, instructions and interpretations
required or requested by the contractor to ensure the
timely carrying out of works
