The Letting Partnership We provide outsourced client accounting for UK letting agents with no need to change banks or software. We are proudly powered by people, not PropTech!

We can set up a ring-fenced client account for you and also remove the need for an annual accountants report. The Letting Partnership is a specialist Client Accounting Service Provider (CASP) for the UK lettings industry. Member agents are looked after by a small, dedicated team who specialise in the agent’s software and work directly on it to pay your landlords, so no need for change or upheaval.

Agents will be on first-name terms with their account managers, who are on hand to help with any queries that arise. Many of the team have first-hand industry experience which allows them to understand agents‘ challenges and deliver exceptional customer service. We are also able to open a designated ring-fenced client account on behalf of agents, and are one of the few CASPs accepted by CMP providers. The Letting Partnership is a UK company, established in 2006, which currently handles over £30m of rent every month. We work with industry regulators, deposit protection providers and insurers, to keep ahead of any developments in financial compliance. This commitment to raising standards within the sector was recognised in 2021 with a Queen’s Award for Enterprise in the ‘Innovation’ category, and in 2022 when we won gold in The Negotiator Awards for ‘Supplier of the Year: Services and Products‘.

Renters’ Rights Act: Phase One Goes Live 1 May 2026

MHCLG has officially confirmed that the first phase of the Renters’ Rights Act will take effect on 1 May 2026, marking the biggest shift in tenancy legislation for over four decades.

From this date, all existing and new private tenancies in England will move onto the new framework.

Key changes arriving in Phase One include:

🔵 Automatic move to periodic tenancies for every existing AST
🔵 Limits on rent in advance
🔵 Ban on rental bidding
🔵 Clearer rules for rent increases via Section 13
🔵 Stronger anti-discrimination protections
🔵 New rights around pets
🔵 Mandatory written tenancy agreements for all new lets

Landlords won’t need to reissue current agreements, but they must provide tenants with a government-issued information sheet explaining how the new rules affect them. Where no written tenancy exists (e.g., verbal agreements), landlords will need to provide compliant written documentation.

Meanwhile, any Section 21 notices served before 1 May 2026 remain valid for up to six months.
