𝙇𝙖𝙣𝙙𝙡𝙤𝙧𝙙 𝘼𝙥𝙥𝙧𝙚𝙘𝙞𝙖𝙩𝙞𝙤𝙣: A dying trade, hidden away in a Surrey garden workshop...

This week, our founder Marco spent some time catching up with one of our 𝗹𝗼𝗻𝗴-𝘀𝘁𝗮𝗻𝗱𝗶𝗻𝗴 𝗹𝗮𝗻𝗱𝗹𝗼𝗿𝗱𝘀, who kindly invited us into his workshop to share a passion that's been part of his life since the late 1970s.

Originally from Poland, he learned the art of 𝘄𝗮𝘁𝗰𝗵𝗺𝗮𝗸𝗶𝗻𝗴 from his father and has spent decades repairing, restoring and working on timepieces with remarkable skill and precision.

As we looked around the workshop, surrounded by specialist tools, machinery and tiny components, it was impossible not to appreciate the craftsmanship involved. Sadly, it's also a trade that is becoming increasingly rare.

𝗢𝗻𝗲 𝗼𝗳 𝘁𝗵𝗲 𝘂𝗻𝗲𝘅𝗽𝗲𝗰𝘁𝗲𝗱 𝗽𝗿𝗶𝘃𝗶𝗹𝗲𝗴𝗲𝘀 𝗼𝗳 𝗼𝘂𝗿 𝗽𝗿𝗼𝗳𝗲𝘀𝘀𝗶𝗼𝗻 𝗶𝘀 𝗴𝗲𝘁𝘁𝗶𝗻𝗴 𝘁𝗼 𝗸𝗻𝗼𝘄 𝘁𝗵𝗲 𝗽𝗲𝗼𝗽𝗹𝗲 𝗯𝗲𝗵𝗶𝗻𝗱 𝘁𝗵𝗲 𝗽𝗿𝗼𝗽𝗲𝗿𝘁𝗶𝗲𝘀. Every landlord, tenant and homeowner has a story, and sometimes those stories are truly fascinating.

𝗦𝘂𝗿𝘃𝗲𝘆 𝗿𝗲𝘀𝘂𝗹𝘁𝘀 𝗰𝗮𝗻 𝗳𝗲𝗲𝗹 𝗹𝗶𝗸𝗲 𝗮 𝗺𝗼𝗺𝗲𝗻𝘁 𝗼𝗳 𝗽𝗮𝗻𝗶𝗰, but they’re usually the start of a practical conversation, not a deal-breaker.

If your survey flags issues, focus on what’s material (𝒕𝒉𝒊𝒏𝒈𝒔 𝒕𝒉𝒂𝒕 𝒂𝒇𝒇𝒆𝒄𝒕 𝒔𝒂𝒇𝒆𝒕𝒚, 𝒔𝒕𝒓𝒖𝒄𝒕𝒖𝒓𝒆, 𝒅𝒂𝒎𝒑, 𝒓𝒐𝒐𝒇𝒊𝒏𝒈, 𝒘𝒊𝒓𝒊𝒏𝒈, 𝒐𝒓 𝒍𝒆𝒈𝒂𝒍 𝒄𝒐𝒎𝒑𝒍𝒊𝒂𝒏𝒄𝒆) and what the repair would realistically cost. The most effective negotiations are evidence-led, share quotes, photos, and a clear list of priorities, and be specific about what you’re asking for (price reduction, a contribution, or works completed).

Try to avoid “emotional bargaining” or asking for money off for every minor point. When you keep it calm and factual, you’re far more likely to get a constructive outcome, and keep the sale moving.

𝗞𝗘𝗘𝗣 𝗖𝗔𝗟𝗠 & get ready for 1st May (𝑹𝒆𝒏𝒕𝒆𝒓𝒔 𝑹𝒊𝒈𝒉𝒕𝒔 𝑨𝒄𝒕 2026)

With the Renters’ Rights Act coming into force, there has been plenty of noise around what it means for landlords. The reality is that this is 𝗻𝗼𝘁 𝗮 𝗺𝗼𝗺𝗲𝗻𝘁 𝗳𝗼𝗿 𝗽𝗮𝗻𝗶𝗰, 𝗶𝘁 𝗶𝘀 𝗮 𝗺𝗼𝗺𝗲𝗻𝘁 𝗳𝗼𝗿 𝗽𝗿𝗲𝗽𝗮𝗿𝗮𝘁𝗶𝗼𝗻. 🧘‍♀️

For most landlords, the key is to focus on the practical points:

✅ Existing tenancies are moving to periodic arrangements
✅ Section 21 is ending
✅ Paperwork and tenant information need to be up to date
✅ The rules around rent and advertising are becoming tighter

There are also some important changes that landlords should not miss, for example:

☑️ Tenants will be able to leave with 2 months’ notice
☑️ More than 1 month’s rent in advance cannot be required
☑️ Rental bidding above the advertised rent will not be allowed.

✅ The reforms also include safeguards against misuse. For example, landlords who recover possession on the basis of selling or moving in generally cannot simply re-let the property straight afterwards.

That may sound like a lot, but in many cases it is more about getting organised than starting from scratch. The best next step is a calm review of your tenancies, documents and processes. ✨
