While the latest accessibility improvements at Sevenoaks Station are a welcome change, particularly for my clients with accessibility needs,

I’m patiently waiting for the publication of the Regulation 19 consultation briefs about the wider Sevenoaks Station development plan (due to be released in summer 2026) to ensure I have all the latest knowledge about the proposals in this part of town that might impact my clients.

Many of my relocation clients are drawn to Sevenoaks for the under-25-minute commute to central London, and “walking distance to the station” is a key driver. But new plans are proposing a complete transformation of the car park area into a new retail and residential hub, with potentially 10-storey high-density housing. For buyers, this is a double-edged sword. It means better local amenities, but it also means 'protected views' near the station might not be protected for much longer.

Buying a home within walking distance of Sevenoaks station in 2026 could mean buying into a specific phase of a 15-year masterplan, so I’m staying as informed as I can to advise my clients of all their options and ensure they don’t get caught out by future developments.

The granting of planning permission to restore the five lakes of Bradbourne Lakes in central Sevenoaks is another brilliant indicator that the town is serious in its investment in its green infrastructure.

Bradbourne Lakes has been a public park since 1740 with stunning lakes and waterfalls spread over 3.5 hectares just 2km from the town centre.

Now a £2 million project will revitalise the park and gardens- the biggest overhaul in its 300-year history. The lakes will be drained and restored using reclaimed and locally sourced materials where possible.

For families looking to relocate to Sevenoaks to take advantage of local schooling, a proposed reduction in the Published Admission Numbers in 2026/27 could create a “schooling squeeze” around desirable state primary schools like Sevenoaks Primary and Woodlands. Lower pupil intake means the catchment area reduces.

The ripple effect of this is that “buying into catchment” is more competitive than ever, and the premium on “walk-to-school” properties is increasing. From an investment perspective, a house 50 yards outside the catchment could lose its relocation appeal.

If you have a school-starter in 2026 or 2027, it is certainly worth understanding the ‘safety net' for local primary school catchment. This can be challenging if you are relocating from London or overseas, which is why I stay abreast of these developments, and schooling advice comes as standard in my home finding services.

A house move is rarely the only change happening in my client’s life at the time they make the decision to relocate. Often, finding a new home is a side quest to another big life shift, such as welcoming a new baby, starting a new job, moving to be near ageing parents or supporting a child’s transition to a new school.

It’s why my job encompasses more than just finding a new home. I work alongside my clients to get to know them so that when their attention is pulled elsewhere, as often it is, they can fully trust that their property search will carry on in earnest with someone who really cares. These periods of change can be emotive, exhausting and overwhelming, so I see my role to ease the transition, not just to find a new bricks and mortar house.

As a slight aside from property news, if you’ve seen Wuthering Heights in the cinema recently, the eagle-eyed amongst you might have spotted a local landmark being used as a location.

Knole House forms the backdrop of some of the scenes in the epic new film, including the harrowing opening scene. Crews took over the site in March 2025 to film.

I was interested to read Nationwide Building Society’s latest house price index report recently, which shows UK house prices remained stable in February, with annual growth at 1.0% and a 0.3% rise month-on-month.

Things of particular note include improved affordability, which is driving a moderate recovery following the autumn budget, and mortgage approvals nearing pre-pandemic levels. This gives buyers, particularly of their first homes, the reassurance that market confidence is returning and 2026 is a good year to consider relocating to Kent.

Wow! This new nature-inspired play area at Kent Wildlife Trust Sevenoaks Wildlife Reserve, being built by Huubie, looks incredible. What a fantastic addition to the local area for families.

The new play area is part of an incredible £2.1 million transformation of The Sevenoaks Wildlife Reserve and Harrison Visitor Centre, reopened on 2nd March 2026.

The reserve covers 73 hectares of land and is a beacon for nature and education. The improvements will see a new learning centre, cafe, playground and protection for the birds, reptiles and invertebrates that call the reserve home.

We are so lucky to have this right on our doorstep- just another wonderful reason to make Sevenoaks home.
