🇬🇧 Supporting Those Who Serve 🇬🇧

At JB Property Law, we are proud to support members of the Armed Forces community by offering a discount on our standard legal fees. We also never charge an additional fee for those using the Forces Help to Buy Scheme.

From time to time, some of our Armed Forces clients choose to waive their discount. It still surprises us when they do, and we're always incredibly grateful for such a generous gesture.

Going forward, whenever a client chooses to waive their Armed Forces discount, we will donate the equivalent value to charity. In addition, where a client is using the Forces Help to Buy Scheme, we will also donate the equivalent of the fee that is commonly charged elsewhere for dealing with the scheme. As we don't charge this fee ourselves, we have calculated the donation using an industry average.

We have chosen to support the The Duke Of Lancaster's Regiment Charity, Ashley's former regiment, which does fantastic work supporting serving personnel, veterans, and their families.

Donations will be made as each case completes, and a copy of the donation receipt will be sent to the client so they can see the difference their generosity has made.

A huge thank you to those clients who have chosen to support others in the Armed Forces community in this way. Your kindness will help continue the work of a charity that means a great deal to us.

Found your dream home before your current one has sold?

It happens more often than you might think. Property chains can be delayed, sales can fall through, and sometimes opportunities come along that simply can't wait.

A bridging loan can help buyers move forward with a purchase while they wait for funds from another source, but it's important to understand the costs, risks, and legal implications before making a decision.

In our latest blog by Aimee Summers, we explain:

✔ What bridging finance is
✔ When it's commonly used
✔ The advantages and disadvantages
✔ Why an exit strategy is so important
✔ The legal work involved

If you're considering a bridging loan, or simply want to understand your options, take a look at our latest article.

Bridging finance has become increasingly popular in recent years, particularly in competitive property markets and among buyers purchasing at auction. However, while bridging loans can be extremely useful, they are not suitable for every situation and come with additional costs, risks, and legal req...

"We need to exchange by Friday or the chain collapses."

Military families hear statements like this every day and often absorb the pressure as if it were an order.

It isn't.

After more than 20 years in residential conveyancing, we've seen how easily service families can be pushed into making decisions before they're ready. Not because they're careless. Not because they don't ask questions. But because they're already juggling enough pressure from postings, deployments, training schedules, school moves, removals, and family logistics.

When you're used to working to strict deadlines, it's natural to assume every deadline is non-negotiable.

In property transactions, that isn't always the case.

Sometimes a deadline is genuine. Sometimes there are practical reasons for urgency. But sometimes the pressure comes from people further up the chain who simply want things moved along more quickly. Those timelines are not automatically your responsibility.

You are entitled to understand every document you are being asked to sign.

You are entitled to ask questions.

You are entitled to take advice.

You are entitled to have enough time to make an informed decision for your family.

So consider this your permission slip.

Phrases you are allowed to use, in writing, without apology:

• "Can you send that to me in writing before I respond?"

• "I need at least a week to review this properly."

• "That timeline does not work for our family right now."

• "Can you explain this to me without any jargon?"

• "We are not in a position to exchange until we have read everything."

• "I am not comfortable signing under pressure."

Buying or selling a home is one of the biggest financial commitments most families will ever make. Taking the time to understand what you're agreeing to isn't being difficult, awkward, or uncooperative.

It's being responsible.

No chain is more important than your family's peace of mind.

Today, we pause to remember the bravery, sacrifice, and determination shown during the D-Day Landings on 6 June 1944. One of the most significant moments in modern history.

Operation Overlord marked the beginning of the liberation of Western Europe during the Second World War. In the early hours of D-Day, thousands of servicemen crossed the English Channel and landed on the beaches of Normandy, facing unimaginable danger with extraordinary courage and resilience.

Many never returned home. Others carried the memories and impact of that day for the rest of their lives. Behind every soldier stood families, communities, and loved ones whose sacrifices were also deeply felt during and after the war.

Today, we pause to remember the bravery, sacrifice, and determination shown by Allied forces during the D-Day Landings on 6 June 1944. One of the most significant moments in modern history.

30+ years. 8,100 transactions. Countless cups of tea.

Meet Joanne Bowmer and Aimee Summers.

Together, we bring over 30 years of property law experience to JB Property Law.

Based on industry averages, we've helped around 8,100 people buy, sell, re-mortgage, or transfer property throughout our careers.

That's:

🔑 8,100 property journeys
✍️ Tens of thousands of signatures
☕ An alarming amount of tea and coffee

We've seen property markets rise, fall, and do strange things nobody expected. Through it all, one thing has stayed the same: helping clients move forward with confidence.

Whether you're buying your first home, selling your fifth, or sorting out a transfer of ownership, we're here to help.

Because property law doesn't have to be complicated when you've got the right people on your side.

As Armed Forces Week approaches, I've been reflecting on a phrase from the The Duke Of Lancaster's Regiment

"A Kingsman, regardless of rank, demonstrates professional excellence and fighting spirit through courage, loyalty, initiative and resourcefulness. It is a point of pride to say, 'I am a Kingsman.'"

These aren't just words. They are values that shaped my husband's service and continue to shape the lives of many serving personnel, veterans, and military families.

is an opportunity to recognise not only those who wear the uniform, but also the dedication, resilience, and commitment that service instils long after military careers have ended.

To all those who have served, are currently serving, and the families who stand alongside them. Thank You.
