Hi, I’m Sienna, the Legal Assistant at Lauren Frain Conveyancing.

I have a genuine passion for helping clients navigate the conveyancing process as smoothly as possible. I pride myself on providing clear communication and supporting our clients every step of the way.

I understand that moving home can sometimes feel daunting and, at times, a little frustrating, but I’m always here to help and am only ever a phone call or email away.

"How long does conveyancing take?"

Every transaction is different, but most purchases and sales take between 12-16 weeks from instruction to completion. (My current turnaround is around 8 weeks)

The biggest factors are often mortgage processing times, searches, enquiries and the length of the chain involved.

✅ FACT: The property isn't legally secured until contracts are exchanged.

This is why it's important to avoid booking removals or making irreversible plans too early in the process.

Leasehold or Freehold – What's the Difference?

Freehold means you own the property and the land it stands on.

Leasehold means you own the property for a fixed term under a lease, but not the land itself. There may also be ground rent, service charges, and restrictions to consider.

If you're unsure what a property's tenure means for you, it's always worth asking before you commit.

🔑 Exchange of Contracts is the point where a property transaction becomes legally binding.

Before exchange, either party can withdraw from the transaction. After exchange, a completion date is agreed and both parties are committed to the move.

It's one of the biggest milestones in the conveyancing process and brings you one step closer to getting the keys!
