Your Report on Title: What Does It Tell You?

Before you exchange contracts, your conveyancer will provide you with a Report on Title setting out the key legal information about the property you’re buying.

It brings together the important details from the title, searches, contract documentation and enquiries, and highlights anything you need to be aware of before you commit to the purchase.

It can be a lot of information to take in, particularly when you’re buying for the first time, so don’t be afraid to ask questions. Your conveyancer is there to explain what it all means and make sure you understand what you’re buying.

Your Mortgage Offer & Report to You

Receiving your formal mortgage offer is a big milestone – it means your lender is happy to proceed with your mortgage, subject to any conditions set out in the offer.

Once received, your conveyancer will review the offer, check the lender’s requirements and report to you on the key terms and any important conditions.

As part of the process, you’ll also usually be asked to sign your Mortgage Deed, which secures the mortgage against your new property.

It’s another important step towards exchange and getting the keys to your first home! 🔑

Enquiries are an important part of the conveyancing process, but they can sometimes feel like the stage where things go a little quite.

Your conveyancer may need to raise questions about the property, review further information or request additional documents before you can safely move forward.

Some enquiries can be dealt with quickly, while others take a little longer - particularly where information needs to be obtained from third parties.

This post explains what enquiries are, what they might cover and why they are an important part of protecting you before you become legally committed to your purchase.
