Planning a Garden Refresh this Bank Holiday? 🛠️

With the late May Bank Holiday approaching, many of us are heading to the garden centres to prep for summer. Whether you’re replacing a tired fence or planting new hedgerows, it’s easy to get caught up in the DIY spirit—but don’t let a weekend project turn into a long-term legal headache!

Boundary disputes are one of the most common causes of friction between neighbours. Before you dig that first post hole, here are a few things to consider:

📏 Top Tips for a Dispute-Free Garden:
• Check Your Title Deeds: Don't rely on "local knowledge" or where the old fence stood. Your deeds (and the Title Plan from the Land Registry) provide the best starting point for understanding your boundaries.
• The "T" Mark Rule: Look for 'T' marks on your plan. A 'T' on your side usually indicates you are responsible for that boundary.
• Talk to Your Neighbour: Communication is key! Even if you’re certain the fence is yours, a quick chat about your plans can prevent misunderstandings and maintain a friendly relationship.
• The "Face" of the Fence: Traditionally, the "good" side of the fence faces your neighbour, but this is a matter of etiquette rather than a strict law. Clarity on ownership is what really matters.

Why it matters:
An incorrectly placed fence—even by just a few inches—can constitute trespass and may cause significant issues when you eventually come to sell your home.

Legal Pro-Tip: If there is any ambiguity or if you and your neighbour disagree on the line, seek professional advice before you start building. It’s much cheaper to verify a boundary now than to move a fence later!

Taking commitment to new heights ✈️

We are incredibly proud to support our colleague, Mirae Dixon, as she prepares for a literal "high-flying" challenge this Bank Holiday Monday!

On the 4th of May at 12:00pm, Mirae will be taking to the skies for a Wing Walk to raise vital funds for The Big Cat Sanctuary. Based in Kent, the Sanctuary does incredible work protecting some of the planet’s most endangered and iconic species through their five pillars: Welfare, Breeding, Education, Conservation, and Rescue.

At Brights, we admire Mirae’s bravery (and her love for all things feline!). Please join us in wishing her a safe flight and donating to her wonderful cause.

🏅 Getting Stuck in for a Good Cause!

What a fantastic Sunday at the Maldon Mud Race! 🏃‍♂️💨

The team from Brights had a brilliant time soaking up the atmosphere (and a little bit of mud). The weather was great, providing the perfect backdrop for one of Essex’s most iconic community events.
Here are a few highlights from our day:

• Community Spirit: We spoke to lots of very nice people throughout the day. It was wonderful to catch up with familiar faces and meet so many new ones.
• Great Atmosphere: The energy was infectious—everyone was having a good time, whether they were tackling the muck or cheering from the sidelines.
• Local Heroes: We also spoke to paramedics and helpers who worked tirelessly to keep everyone safe and the event running smoothly. A huge thank you for everything you do!
