A small update from HMRC, but nothing you need to worry about. Since May 2026, anyone submitting a Stamp Duty return must now be formally registered.

For clients, it’s been business as usual. Your transactions keep moving, with no changes to your journey.

Behind the scenes, it simply strengthens the accountability around Stamp Duty submissions. Conveyancing has always operated within a regulated framework, this update just makes that oversight even clearer.

The truth? The property process isn’t getting shorter.
If anything, it’s heavier than ever - more checks, more documentation, more regulation, more layers to work through.

But the experience is getting faster. The back and forth finally happens in real time, digital ID verification, upfront information, instant communication instead of waiting on paper, post and long silences.

So while the journey from offer to completion now routinely stretches to 22–24 weeks, the way it feels is changing. A little less friction and a little more clarity as you move. For investors who buy regularly, that difference matters.

It’s always “why does it take so long?”

Conveyancing involves a lot of moving parts - searches, management packs, lenders, funding. For investor transactions, there can be added layers such as company structures, independent legal advice and tax advice.

Rather than seeing all this as friction, we like to see it as coordination. Every step is about protecting the asset, aligning the right information and making sure the deal is future‑proof.

It’s not the most glamorous update in property, it’s probably only exciting if you’re a conveyancer — but the revamped TA6 form is one of the more meaningful process changes to land in 2026.

Simpler language. Fewer sections. A clearer path through the information stage. When you’re moving deals at pace, these things add up.

If you’ve watched a transaction stall while a seller hunted for information they didn’t have, or worked through a form so complex it created more questions than it answered — this one’s worth understanding.
