Hi Everyone! We're currently in the middle of a fantastic back-to-brick refurbishment and wanted to share the top five aspects that make for a successful property flip.

1. Purchase at the Right Price
This may seem obvious, but it’s easy to get emotionally attached, especially early on in your property investing journey. If the numbers don’t add up, it’s crucial to walk away and be patient for the right deal.

2. Build with the End in Mind
Focus on adding value where it counts. It’s easy to get caught up in unnecessary upgrades during a refurb. For instance, adding more floor space through an extension will have a greater impact on your ROI than installing a high-end bathroom.

3. Plan Everything Before Work Begins
Labor is the highest cost in a refurb. By starting with clear drawings and a detailed written spec, you can significantly reduce labor costs. Remember, it costs three times as much to change something that’s already finished.

4. Stick to Permitted Development
Anyone who has gone through the planning process knows how time-consuming and costly it can be. We prefer smaller extensions within permitted development rights to ensure quick turnarounds while maximizing ROI.

5. Have Multiple Exit Strategies
While your primary exit plan is ideal, it’s essential to prepare for the unexpected—especially in today’s market. Having multiple exit strategies is key to managing risk and protecting your hard-earned profit.

Hello Everyone,

How would you like to have zero energy bills for your HMOs?

There are two ways to achieve this. The first is to bypass the meter, but this is highly illegal and something we strongly advise against.

The second option is through a new scheme by Octopus Energy, which they are currently testing, called the Zero Bills Home standard.

This scheme offers residents of newly built homes a new tariff with zero energy bills for five years, guaranteed. To qualify, homes must be constructed to strict standards and equipped with a combination of solar panels, a home battery, and a heat pump.

Currently, the scheme is in a beta phase as Octopus Energy partners with developers to ensure that new homes meet their specific guidelines to qualify for the zero bills tariff. They aim to eventually extend the offer to owners of pre-existing properties.

So, how can we as property investors benefit from this? If you’re planning a full back-to-brick refurb to convert a property into an HMO, Octopus has indicated they might consider extending the scheme to you. Given that energy bills are one of the main monthly expenses for HMOs, it could be worthwhile to install these systems in your property.
