The first phase of the Renters’ Rights Act comes into force today, bringing important changes for landlords and letting agents.

From today:

• Section 21 “no-fault” evictions are abolished
• New tenancies move to periodic agreements
• Possession claims will rely more on Section 8 grounds
• Good record-keeping and forward planning will be more important than ever

This is only the first stage of the reforms, with further changes, including a new landlord database, Ombudsman membership and updated property standards, expected to follow.

Changes in the law can feel overwhelming, particularly when they are introduced in phases. Understanding what needs attention now, and what can be planned for later, can make the transition much smoother.
