I know it’s a cliche but I do love my job 👀

Which is just as well seeing as I abandoned my other one 3 years ago to make a living out of giving property investment advice! 😂

It’s true that some days we are scrapping through building sites 👷🏻‍♀️uncovering the next problem to be solved and in our line of work we really can coin the phrase ‘house of horrors’ in the literal sense as we regularly dig through the detritus of lives lived to find the rough diamonds in the buildings we work with. But I love doing this too…

And then days like yesterday, it just hits home what an utterly privileged life I live, meeting up with a friend I grew up with in Harare 🇿🇼 some 40 years ago, now we both find ourselves in another tiny country 🏴󠁧󠁢󠁳󠁣󠁴󠁿 and take the time out of our days and lives to meet up for coffee under the Castle that overlords Edinburgh 🏰

But I haven’t had to ‘visit’ this fairy tale city to see my friend, I live here (well, on a river not far from here..) and as our lunch ends my next friend arrives who also happens to be my business partner Kelly Archibald and off we go along Princes Street onto the Tram 🚃 and directly down to The Shore at The Water of Leith where we’ve been given the job of selling a simply stunning 2 bed flat literally 1 minute’s walk from the waterway, restaurants and bars of the vibrant energy of boho bustling Leith.

Of course we had to quality-check one of those restaurants for a coffee too 👀☕️😂

So today I’m starting my day with gratitude 🙏🏽, for my life, my country, my friends and yes, my work at Northern Lights Property Investments where every day is different yet every day I get the opportunity to help somebody else who’s not too sure what they’re doing with their property investment…

What’s it worth?

In my December clear-out of my South African house there were many decisions to be made.

While many were the classic ones that any moving-home project entails, …
eg. “how much is the sentimental value of keeping this vs giving it to someone who could really use it?
And
“How practical is that piece of furniture in a typical Scottish household vs a typical South African one?” (Think 4x smaller 👀🙈😂)

But some can’t be cast aside with so little lassitude.

This past weekend my brother Philip Warren lovingly tended his Rhodesian railway sleeper dining table, part of his family for almost 30 years and an absolute treasure of a table as far as tables go.

So the question then, what do we do with it?

Apart from the cost of shipping it to Scotland along with the scant half container we’ve ruthlessly downsized our prized possessions to (note that’s quarter each 😝) is the question of where we’ll put it once it arrives. It simply won’t fit in most standard 3 beds over here yet the memories, timeless moments and celebrations that have sat around it seem all too poignant to put aside for practicality’s sake.

Maybe I’m just setting my sights too low on my next property …

Who says learning only happens within four walls? For me, my car has become a rolling university, a place of endless discovery and growth.

The myriad of podcasts and audiobooks I've indulged in during my drives have been incredible sources of knowledge, covering everything from personal development and property education to any new topic I'm curious about. Indeed, my car has transformed into a hub of learning.

So here's to the miles travelled and the lessons learned. My car isn't just a mode of transportation; it's a vehicle for education, taking me on the ultimate road trip through the curriculum of life. 🌟📚🛣️

I had an “investor call” this weekend. 📲

They often are - on weekends, when busy professionals have a little time away from work to explore the things they want to rather than have to…

This call has many names within our industry, you’ve heard them all :
⏺️ Investor call
⏺️ Discovery call
⏺️ No obligation free-advice call (with a pitch at the end that’s definitely not free 🤣🤣)

It’s actually none of these things, yet also all of these things… ☯️

To me, an ‘investor call’ is nothing more, nor less, than a chat about something we both like to talk about, a chance to hear how someone else wants to look at their life in a few years’ time. It’s the thing we all think but don’t often talk about – what will we do when the job ends, when the kids have all left home, when the pension doesn’t quite pay what I want and definitely not what I deserve….

I respect the timeframe of each call. My own time is valuable I know and I’ve spent enough of it and enough money bossing my subject of choice to know it’s worth. But I will willingly give it away if I can help another human to not make some of the mistakes I made before I got myself educated (both in the classroom and the hard school of life!). 👀🏫⛔️

So I see an investor call as a chance to cheer someone on, whether I hear from them again or not. Because this call is indeed an investment all of its own, of course, an investment of time into the possibility of a thing that is - quite literally - going to buy more time in the years to come.

Isn’t that what we all want?

Sometimes Kelly Archibald and I talk to people who already have one or two properties but would like to scale their success, others have no knowledge at all of the wonders of the world that awaits and most are in between these two edicts, with some knowledge and a basic outline of what they’ve been told by others.

Whatever is brought to the conversation, it’s always exciting to use the call as the broad canvas, and the information as the colour with which we can swish a few fun strokes and see if we can create the missing picture of what a good property investment would look like. 🖼️🏞️🌃🌄

Have you ever had one of those days where even the keys seem to conspire against you.
🗝️🔑

It's Sunday, the day most people reserve for rest, but not for us. Linda and I are out making sure we are ready to tackle the week head-on.

So, there we were feeling all proud and prepared, holding a set of keys that had just journeyed all the way from sunny Spain. These weren't just any keys; these were the keys that took a full week to arrive. 🇪🇸

But, as fate would have it, the only doors these keys were opening were the ones to a comedy of errors. I slid the key into the lock, turned it with anticipation, and... nothing. Nada. The key wouldn’t budge. The lock had been changed, and our overseas seller forgot to mention it. 🙈

And there we were, Linda and I, standing in front of the door like two detectives trying to solve the key mystery. But fear not! we are equipped to handle more than just property viewings. We're problem-solvers, negotiators, and sometimes, locksmiths-in-waiting.😂

Despite the key kerfuffle, we're committed to getting this flat market-ready. Our seller may be miles away, but we're right here, ready to roll up our sleeves for a light refurb. Paintbrushes at the ready, we're turning this key saga into a home transformation! 🏠🎨

Even if your keys take the scenic route, or decide to go on an adventure of their own, Linda and I have got your back. We're not just selling homes; we are here to help in any way we can.

After the incredible vibes and fantastic feedback from our last event, Linda and I knew we had to plan another one.

Reflections from a wanderer on not wandering!

I didn’t go anywhere for Christmas or New Year.

My trip to South Africa early in December was also not a holiday – the two weeks I took to pack up my South African life and bid farewell to friends and feelings was definitely most un-holiday-like! 😢

So I stayed home.

In 2018 I’d been in UK just a year and had my brother bring his whole family to Edinburgh for the extraordinary Hogmanay celebrations – New Year in this city must be a bucket-list item for anyone who feels it important to welcome a new year and all it’s promise with a bang – or a few of them as it were…!!! And in 2018 we did just that – spent a small fortune bringing our 6 (much younger) kids to see the spectacle of Edinburgh all dressed up for her world-famous party. I decided at that point, that this diamond dressed city would be a good place to have my next home, and, although the path led through landscapes I’d not dreamed of, that’s what I did!

My middle daughter had done a dash down to Zimbabwe taking a flock of Uni friends with her while mum set out for a month in the sun but me? … when it came time to take my foot from the accelerator of everything leading up to Christmas, I didn’t pack a bag for once, instead I stayed in, used the long nights to lounge a little later in bed and decided that I would be the place people could come for Christmas 🎄

And so, this Christmas, I stayed home.

But what a home!

Rather than rushing to the airport to catch the cramped flight instead I drop a bottle of bubbly off for the guests of one of our holiday-lets and take a walk up the sparkling Royal Mile to absorb the blanket of bright energy rolling out before me. It hovers over families, friends and lovers alike, swirls like sensation across ancient, cobbled streets and crackles up the castle in a sensational starburst like a teenager trying on her new party dress. Five years on this city still enchants and bewitches so it’s been an absolute pleasure and privilege to share my captivating current home with my brother and mum while my children drift in and out, meeting us for an evening of rugby at the infamous Murrayfield stadium or an evening of board games before heading to the beautiful botanical gardens, Christmas market and – of course – fantastic firework fantasy over a fairytale castle on a hill in the city I now call home….

Meantime, my daughter sends pictures of her time in Mana Pools with the incredible Zimbabwean wildlife, while my sister celebrates Christmas with her family in Victoria Falls, and my nephews video call their dad from a houseboat on Lake Kariba, all equally exquisite places to take a holiday.

It occurs to me that all these places people are traveling to… mystical African shores and mighty river banks, picturesque waterfalls and World Heritage wildlife sites, these were all once my home too! And as the snow flurries settle silently on icy Scottish soil and the crystals hang like so much magic in the crisp morning air I pause to peruse the point that, once again, I have chosen a home of picture books and fairy tales… 📖 🪄🧚🏻

My aviation years living in the exquisite wilderness of the Zambezi Valley, up before sunrise my morning commute to Lake Kariba until I lived there too, trading the Zambezi River for Fothergill Island as the mighty Victoria Falls made what we called the infamous milk-run (a trip of 800km but out and back before lunchtime 😂) all places people pay fortunes to visit, but the places I chose to live tracts of my travel-rich life.

Now, seeing my mum’s face as we stood underneath the blue-lit castle while the stars burst above us made my heart swell with gratitude for all I’ve been able to do, all that my work allows me to give my loved ones, not to mention the list of people I have helped this year to gain a foothold in beautiful Edinburgh or add to their property portfolio in Scotland 🏴󠁧󠁢󠁳󠁣󠁴󠁿

Isn’t that the point really? To pick a place – or life – that you don’t need a holiday from?

So as I sit at Edinburgh Airport waiting to board the flight to Zurich and my beloved Cairo, heading back to Africa after all I’m feeling beyond blessed that this is all in a day’s work in this extraordinary multicoloured life I’ve decided to design for myself.

And as we set a tentative toe into 2024 I’m so excited to continue building my brand, my beloved Northern Lights Property Investments with Kelly Archibald and get going on the list of projects lined up to start the year.

Happy 2️⃣0️⃣2️⃣4️⃣ wherever in this beautiful world you are… 🌍 I’m wishing those who travelled a safe return and if, like me, you stayed home for Christmas, then take a moment to celebrate this too! 💫🙏🏽💕

It's amazing how time flies when you're having fun and getting creative with property ideas! 🏡✨
