โžก The Green Party says it will create a โ€˜Rogue Landlord Taskforceโ€™ in a council where itโ€™s just taken control.

However, its party leader has been accused of not paying council tax on his principal home โ€“ possible for as long as three years.

A statement from the Greens, who won 40 of the 54 seats on Lewisham Council in south London, has pledged the taskforce because โ€œthe housing crisis has reached breaking point.โ€

However, the Greensโ€™ pledge comes at the same time as the revelation that party leader Zack Polanski admits council tax non-payment.

In a statement given to the BBC, a party spokesperson said Polanski had โ€œtaken steps to pay any council tax he may be found to oweโ€ and added โ€œZack apologises sincerely for the unintentional mistake.โ€

Polanski has been under pressure to explain whether a houseboat, moored at a marina in Hackney, had been his primary residence.

โžก Another think tank is calling for rent controls, based on a claim that many landlords are making what it calls โ€˜supernormalโ€™ profits.

The Joseph Rowntree Foundation (JRF) says private rents will remain unaffordable for many until at least the end of this decade.

Therefore it believes capping rents could have a rapid and significant impact.

Specifically JRF claims that were rent increases capped at the Consumer Price Index (CPI) within tenancies, and CPI + 2% between tenancies, from 2025/26, renting households would be an average of almost ยฃ1,200 per year better off by 2030/31.

And JRF contends that rent controls need not reduce rental supply or lead to lower investment โ€“ as many claim โ€“ if landlords are making supernormal profits.

These are defined as profits that exceed the minimum needed for them to keep operating as landlords.

It goes on to claim: โ€œAnalysis shows that the sector has generally been characterised by landlords making supernormal rates of return: even in the most recent period, a strong majority have made rates of return on their rental investments that exceed both economy-wide returns from comparable investments and rates of return in the broader real-estate sector.

โ€œWe argue that the high level of returns generally available to landlords warrant intervention on rents โ€” both to make rents more affordable for renters, and to curb the excessive returns landlords are currently able to make and the distortive effects they have on the housing market and wider economy โ€” at least while supply catches up.โ€

โžก The number of mortgage borrowers opting for tracker deals has trebled last month compared to the same time last year โ€“ a likely response to the Iran war, according to mortgage and protection network Stonebridge.

Its analysis found that the number of those opting for tracker mortgages increased threefold to 12% in April, up from 4.1% a year earlier.

Rob Clifford, chief executive of Stonebridge, said he believes the fact that borrowers are opting for trackers, rather than the certainty of fixed rates, means that many borrowers are confident that the conflict and subsequent inflation shock will be short-lived.

Clifford said: โ€œItโ€™s a fascinating time to be a mortgage adviser. At times like this, borrower preferences can give you an inside track on what people really think geopolitically.โ€

โžก Total bridging completions surpassed ยฃ10bn in 2025, almost double the 2023 level of ยฃ5.76bn, marking a fundamental shift in the property market, according to Jonathan Samuels, CEO of specialist lender Octane Capital.

The company analysed bridging sector completion data across the last three years, including quarterly performance, to assess the changing demand for short-term finance.

Its analysis shows that bridging completions hit ยฃ7.34bn in 2024 and ยฃ10.03bn last year, despite a modest slowdown in the final quarter with completions totalling just under ยฃ2.5bn, a -2.1% reduction on the previous quarter.

Samuels said that a combination of factors, such as stubborn inflation, higher interest rates, shifting expectations around the Bank of England base rate, and ongoing geopolitical instability, have contributed to an uncertainty for borrowers that bridging finance can help solve.

He claimed this was reflected not just in the marketโ€™s growth but also in the fact that bridging finance is used in a wider range of scenarios, from managing chain breaks and facilitating time-sensitive purchases to enabling refinancing and funding refurbishment works.

โ€œWhat weโ€™re seeing isnโ€™t just growth in the bridging sector; itโ€™s a reflection of how the wider property market has evolved,โ€ he said.

โ€œTransactions are taking longer, conditions are shifting more frequently, and borrowers are having to navigate a far more complex environment than they were even a few years ago.โ€

โžก The figures come as BuildLoan launches a new funding option to help would-be buyers fund renovation projects previously seen as unmortgageable.

According to BuildLoan, the average cost of renovating an average uninhabitable property is around ยฃ70,000 but can hit ยฃ95,000 for long-term vacant properties. There are around 360,000 long-term vacant properties in the UK, up 15% from 2025, according to BuildLoanโ€™s analysis of ONS data.

However, buyers looking to invest in renovation projects have previously had to rely on bridging loans to finance properties for which a mortgage was untenable. Instead, Buildloan has launched a range of seven renovation products for such properties โ€“ closing the gap between residential mortgages, bridging and heavy renovation finance, it says.

Chris Martin, head of product development and lender relationships at BuildLoan, said: โ€œOur analysis suggests the number of long-term vacant properties in the UK has increased since 2025, having already risen steadily for a number of years. That represents a huge, untapped resource for the housing sector โ€“ one that could potentially help solve the housing crisis. The problem has always been that there was never a mortgage designed for properties that would be regarded by most lenders as uninhabitable.โ€

โžก Out-of-date thresholds are dragging more buyers into the Stamp Duty tax net, says Coventry Building Societyโ€™s Jonathan Stinton.

Homebuyers paid ยฃ15.2billion in Stamp Duty in 2025 to 2026, up ยฃ1.3billion โ€“ or 9.2% โ€“ on the previous year, as more buyers were drawn into the tax following last yearโ€™s threshold changes.

Coventry Building Society, which analysed HMRC data, says the increase is the result of the nil-rate threshold reverting from ยฃ250,000 to ยฃ125,000 in April and pushing up costs for buyers.

Jonathan Stinton says โ€œStamp Duty is a big chunk of money on top of an already expensive process. With house prices rising so sharply over the past decade, out-of-date thresholds are pulling far more buyers into the tax net.

โ€œHomes that once sat comfortably below the starting point are now being caught simply because prices have moved on.โ€

The lender says the shift has made it harder for buyers to manage upfront costs.

โžก Some landlords staged a knee-jerk reaction to the Renters Rights Act, leading to a surge in rental stock coming to the sales market.

โ€œThere was a bit of a knee-jerk reaction, which led to an influx of landlords looking to sell up quickly.

โ€œSome were afraid that they would end up stuck or unable to take their properties back into possession.

โ€œProfessional landlords who run their rentals as a business have been less affected as they were probably already playing by these new rules.

โ€œNow, there is an attitude of waiting to see what happens. Some landlords may see that the new conditions were not as frightening as they first appeared. I believe this will tighten up the market giving the landlords that remain the chance to thrive.โ€

Generally, Auction House says that across the country last month it saw a 70% increase in tenants properties going under the hammer than in the same month last year.

The shift has created a two-speed market, says Auction House.

โžก A prominent buying agent operating in prime central London is warning the glut of landlord sellers not to be over-ambitious with asking prices.

Jo Eccles โ€“ managing director of buying agency Eccord โ€“ says sheโ€™s seen many landlords evicting tenants and trying to sell in the run up to the Renters Rights Act, which came into effect over the weekend.

She comments: โ€œA large number [of landlords] served notice to tenants in the run up to the changes, deciding to try to sell their property before they became locked into longer, rolling tenancies. Concerns over losing flexibility to sell the property has proved to be the tipping point for many landlords.

โ€œโ€ฆ Our advice to landlords who remain firmly anchored to a higher price is to be mindful of the cost of extended void periods and the negative impact this will have on their net yield.โ€
